What are my chances of buying a house after filing bankruptcy?
I filed bankruptcy (Chapter 13) about a year ago....I get offers for more credit cards and car loans than ever before....I'm not interested in getting more credit cards or a new car. I really would like to purchase a home. What are my chances in purchasing a home with this bankruptcy on my record? Am I totally deluded in my thinking that it is possible for me to get a home loan without a cosigner with my terrible credit history? Or is anything possible in this world of foreclosed homes?
This would be my first time purchasing a home and also I am a Vet so I am entitled to a VA Home loan.

Evan as a vet will take another 2-3 years before you can even attempt it, and that means paying all your bills on time, and to help stay away from the credit card offers. As a fellow vet would like to thank you for your service. Clean up your credit as things are tighter now than they have ever been which is why there are so many deals on the market, no one can afford their homes, jobs are getting scarce, and there is no credit to be found unless you have a spotless record, and even then need money down.

All is not lost, you will need to work with a broker for some special financing options. Usually you need to wait until 2 years after the BK is discharged. A home is normally easier to get than credit cards, but a vehicle is the easiest because these are items that can be readily repo'd. I've been in the mtg business for years, and numerous people file BK and purchase a home again after 2 years. First, get a copy of your credit report from annualcreditreport.com make sure everything has been cleared off your credit report. Keep a stable job and don't be late on any bills you may have such as utilities or rent. Make sure you are establishing a rental history. Then contact a mtg broker, you will pay a higher rate at first, but you can always refinance in a few years as long as you save a minimum of 2% or it's not worth the fees.

FHA will allow it if you have at least 12 months in the bk and you can document an on time payment history. This is only with chapter 13 bks.
I'm not sure about VA
One thing that will help eliminate the junk mail and may raise your credit scores a little bit is to go to www.optoutprescreen.com. It's like the do not call list. Did you know that the reason you get those "pre-qualified" offers is because your information is being sold by the 3 credit agencies?

I heard after 2-5 years you can get a home loan if you filed Bankruptcy. But it has to be and FHA loan. Good luck.

Nikki, some of the answers here are correct, as far as I know! There is a waiting period but, I don't know how long. So, I'll refer you to my friend, who is a broker and he can give you the straight "skinny".

You can't for at least 7 years after you filed. Honestly, how do you think it looks to a mortgage broker? "Oh, I see you couldn't pay your mortgage before. You think I'm going to give you another one and be screwed twice? ha!"
