1.Cardio at least 3 days per week.
2.Use appropriate weights(wherein you can perform 8 to 15 counts without stopping or being too fast).
3.Give emphasis on protein(at least 1.2 to 1.8 grams of protein per kg body weight).
4.Can use fat burners, as it speeds up the fat metabolism.But, cardio is a must with this.
5.Avoid junk or oily.

When I am cutting I up the protein and lower the amount of carbs I am eating. I also add a few more days of cardio but am careful not to overdue it. I aim for 1 lb of weight loss a week. I like the slow and steady approach.
