What do you think will happen if I dropped my rent off tonight after receiving this letter?

I have been late on rent for about 5 months now. I've been paying at the end of each month instead of the beginning. I lost my job over 10 months ago & just found a new job 2 weeks ago. It's never been a problem paying my rent at the end of the month instead of the beginning of the month before, but today I got this letter:

RE: EVICTION NOTICE

You still have a balance remaining on your account in the amount of $697.00.

On Wednesday, March 25, 2009 at 9am your account will be turned over to the attorney for EVICTION.

Please contact me at the office if you have any questions or concerns.

I dropped my payment of $697.00 off in the drop area for night payments. Do you think I will still be evicted??!! I'm so worried. I'm trying to keep up on it the best I can & I have kids. I don't know what I'll do if I get evicted.

    Try not to worry so much because they're following procedure. Procedures made to scare, intimidate, and force people out.

    Get a lawyer Right Away, explain the problem and even before going to court an arrangement can be reached.

    You met the requirement of the notice. It would have been better had you given the payment directly to the landlord.

    Most states require a 3 Day Notice to Pay Rent Or Quit. Since you already paid the rent prior to the 3 Day Notice you will be OK, at least for the month of March.

    Try and pay April's rent in a timely manner. If not the landlord might start legal proceeding much earlier in the month considering your recent payment history. If you are going to be late in the future go talk to the landlord and explain your circumstances and you might be late but you will pay the rent because you have found a new job and things are looking better. Keep the landlord informed and most will work with you if your are up-front with them and they see that your financial situation is improving.

    It is really out of ur hands..

    U see it is all in the writing of the contact you signed..

    If they are tired of you being late.. they can think up any excuse they want to go ahead and evict you..

    they could want to rent your apartment for more money to the next tenants and they need to get you out

    or if it states you have to pay by a certain date or there is a late fee and you pay the late fee not much they can do..

    unless they fall back on something else written up in your contact..

    If your envelope was postmarked it would be a be help to you..

    a drop box.. ? well they can say they got it after 9am.....????? and then u are screwed..

    U should of handed it to them at 8am.....or had a witness to verify U put it in the night deposit box...

    I am sure everything will work out.. just put back so much every week and don't spend it !!!! ..... and have it on the first of the month...

    If you put it in the box tonight then they will get it when they open in the morning (presumably at 9:00). So you should be fine, but I would call therm in the morning to make sure they got it and make sure you will not get evicted.

    Take this letter as notice that they are not going to put up with late payments anymore. Next time you are late you most likely will get evicted.

    Them accepting this bad behavior till now does not matter.

    Hmmmmmmmm Wish you would have talked to them first thing in the morning to settle up in person... Similar thing happened to me years ago,, i got a dog when i knew i wasn`t supposed to. He knew of it for at least 2 weeks but never said a word.. the day i payed rent for the following month,,i was kicked out... Sneaky old bugger,,still mad about that..lol..     It's too late now. Dropping it in the night deposit does not guarantee that they received the payment by 9:00 am. What if their internal processing delays cause it to be picked up or posted after 9:00 am? I would have handed it to them and gotten a receipt (date & time stamped).

    You should be okay. The letter is letting you know if it is not paid by 9 AM on the 25th, it is going to the attorney. You paid it on the 24th.
