builder has rendered the house and its terrible !?

a 'friend' of my mums recently rendered her house and to say they have left it in a bad state is an understement, any ideas of what we can do ? have had a surveyors report already, Trading standards have got us to send a letter to them threatening legal action and our solicitor has said it will cost between £10-£15 k for legal costs to take this to court !

here is the overview :

November 2008 they quoted to render the exterior house walls, were accepted and then took 5 months in that time a full catalog of horrors occured including

Left old render in the drive for 2 months (waiting for a skip !!)

Damaged window frames (didnt cover them during removal of old render

Blocked the drains up twice !

ruined the 3 year old double glazing frames by leaving Glue ? to dry on them - they used glue to attempt to get the concrete to bond with the render

charged for 172 bags of renders (Weber Monocouche) when there was only 94 used (counted and verified by myself and neighbours)

Charged for work at the end of the job that we didnt agree to or was made aware of (£480 extra please !)

Charged £20 for resin !!! ?

and then the fun really begins ............

House walls dry eventually leaving walls completely different colours

Front of the house is now blown in 5 places after only 2 weeks with multiple cracks

Left side has approximately 100 snags ! including no render under a pipe and holes (yes real holes) appearing in the wall on a daily basis

After a surveyor report inspection it emerged that there was 2mm of render instead of 15mm and the reder was on top of concrete not the brick as it should have been.

The original estimate grew from £6500 (maximum) to £7700 They charged £7700 (later negotiated to £7000) for work that is now less than useless, and is literally falling off the house as the days go by and needs to all come off ! 5 months of inconvenience and hassle and stress.

Builders comments

'well you have to expect it'

And this was my mother's house and has known this man for 25 years !

    That sounds bad. Firstly take lots of photo's. Make a record of when job started what was done, inconvenienc caused and anything damaged. Were they qualified builders? Find out as much as you can about the firm and try and find out anyother people that have had jobs done by them. Were they satisfied? Get statements. Any information that u can think of make a record. Any receipts for what u were charged for especially the render. Sounds like you have had a nightmare and you need to take it further.

    You paid for a job to be done and basically they have not conformed.

    I can well imagine how it looks - neighbours had the same problem, but to add to theirs the house is in aposition where the render would fall off and posed a danger to passers by. I think because of legal costs and disappearing builder they just had to take it on the chin, got someone to at least make it safe, saved up over again (had to because they had extended the mortgage already to get the job done)and got it done by a real professional who specialises in refurbing exteriors.Lesson,here never use 'friends' makes it too difficult when there is a problem.

    Oh my god, i really feel for your poor mum. To be had over like this by a man that she has known 25 years is not on. Does she know where he lives? Maybe you could go to watchdog or rouge traders (if in the uk).

    Next time you want any building work done, go to mybuilder.com. You can see the persons feedback from other people before you hire them. I dont think that you should have given him any money once the faults in the work became obvious. But its too late for this now i guess. You must all be so angry. I hope he gets beaten up to a pulp by the next person he tries to con.

    Doesn't sound as though he was qualified. Why did you pay him if the work was so bad?

    Never ask "friends" to do a professionals job

    well, first of all the man don't sound like he knows what he is doing. if he is through a contract i would take it to the judge, and report him to the B.B.B contact a lawyer and see what kind of info they will give you based on what you have said. if it were me, i wouldn't pay him for a crappy job like that.
