You have to legally evict her. Unfortunately, even though there is no lease, she has (I assume) been living there long enough to establish it as her legal residence, so whether she has been paying you rent or not, you have to evict her. It involves serving her with a 3-day notice to vacate, which states the reason she is being evicted, the date, and when she has to be gone by to avoid you filing in court. After that time (which does not include the day it was served, Saturdays, Sundays, or holidays) you file a complaint in court. The hearing will be scheduled for approximately 2 weeks after you file. At that point, if the judge grants the eviction, you can request a Writ of Restitution. A bailiff will be sent to the property to remove her and her belongings from the unit and will witness the changing of the locks as well as inventory any property left behind.
A month later you can file for another hearing to determine how much (if any) money she should owe you.
