Porn producer rented my parents house pretending to be a resident?

My parents had no idea and I informed them that the producer/renter probably doesn't actually live there because he's a hundred millionaire and he's probably using the house to produce films. He does have a resident/friend living in the house however.

My mom is pretty upset. She doesn't like the idea of the house I was raised in being used in porn. My parents are Christians and I'm sure there's going to be more fall-out from all this new sh** Is there any way to fix this? Was this at all legal? This is in California.

    I can see your Mom's point but he's renting it fair and square. I don't think anyone can do anything about it. Especially if there's a contract. How do you feel about it? I wouldn't mind having my room be the grounds for some sexual fun...

    Is there a clause in the contract that says "Property is to be used for private residence only"? Or "No sub-letting allowed"?

    If so, you can prolly get on him.

    Is this the first time your parents rented property? If so - it's just a lesson to be learned about the whole nightmare of property rental.

    PS- Fay also has a good point- shooting commercial movies in a non-zoned area in CA without a permit is strictly illegal- and to make matters worse, YOUR PARENTS MAY BE LIABLE FOR ILLEGAL ACTIVITIES THAT HAPPEN ON THEIR PROPERTY.

    So... Ask if he has a permit (which he won't because it would require your parents signature) and then promptly call a 3-day quit on the lease.

    Unless deliberately excluded in the lease, the tenant would have the right to use this property for any legal purpose, and to have a friend live there.

    One has to specify rules in advance, and in California one may not even be able to specify no film making. One can certainly not require anyone to be Christian.

    Not living in a dwelling can be a violation of insurance covenants in some locations, but for a tenant, in all such locations the sole requirement is that the landlord be advised of periods of expected absence over 1 month.

    If he's a multi millionaire why would he feel the need to rent a house? surely he could do his films on his own properties. Was it legal for him to suspect what he did ? no its not . If it was stipulated in the lease the property was not to be used as a place of business then what he did (by suspicion only) is illegal.

    Hopefully in the contract there is a mention about restricting Sub-leasing and/or using the property as a commercial business (which is out of zoning)... Regardless, contact an attorney which may possibly be able to file a cease and desist or even evict.

    Consider at the end of the lease; to list the property for sale at a ridicules price (set the listing term for a strict 90 days). and explain politely that you do not want to renew the lease.

    Since the property is at risk of or already stigmatized, you could file a lawsuit...

    Just thinking out loud...

    It is illegal to run a business from a rental so they can evict him if they can get any proof that is what he is doing.

    If there is just someone living there or they cannot find any proof of the business then there is not anything they can do unless he other wise violates the lease.

    Having a moral or religious problem with someones life style is NOT legal grounds for eviction.

    it is illegal for someone to rent out property that isn't there even if its for porn. it isn't there property. all this should be stated in the contract some where about lease and stuff. trust me i no i own 15 private flats.

    o ya and if it isnt in the contract as seen as it expires change it before you lease the property again. but check with your lawyer. oh ya and i live in britain

    I'm not sure if it's illegal, but this guy should have told your parents his reasons for wanting the house, especially if it's in the privacy of their home. That's really upsetting..

    READ the lease.

    Read up on CA landlord/tenant laws.

    Consult an attorney--first consultation cheap.

    since theyre renting it and didnt buy it. i think you can do something but i have no idea what.

    sorry to answer you question with an answer but cant landlords kick out residents if needed?
