How do you sign one party off of a mortgage?

My boyfriend and I signed onto a mortgage with my mother. We're both moving out, and don't want our credit trashed if she can't pay. I know there's a way to do it, but I've been unable to find the exact steps to taking our names off of it. Any help would be greatly appreciated.

    Your mother would have to re-finance. The only other way would be to pay off the mortgage, which most likely isn't realist.

    I think what you are confusing is a quit claim, which is used to remove yourself from the deed of a property (not the mortgage), which is pretty easy to do.

    There is no way to "sign someone off a mortgage." You mother must refinance the mortgage solely in her own name, then change the deed to her name alone as well. This will cost several thousand dollars in mortgage refinancing costs. This is your only option!

    there is NO way to just be removed. She would need to refinance the original mortgage. Otherwise you are still 100% responsible - even if you deed the property in only her name.

    Refinance is the only way (besides all 3 of you selling the property).

    THERE REALLY IS NO WAY JUST TO TAKE THE NAMES OFF MORTGAGE.

    YOU MUST EITHER SELL THE PROPERTY AND PAY OFF THE LOAN, OR

    YOUR MOTHER HAS TO RE-FINANCE THE MORTGAGE BY HERSELF.

    YOU AND YOUR BOYFRIEND CAN SIGN AND GIVE AWAY THE OWNERSHIP ON THE HOUSE,BUT YOUR LIABILITY DOESN'T GO AWAY.

    SADLY,BANKS WILL NOT COOPERATE WITH YOU NEITHER.

    The bank is not going to turn you loose for the same reason you want off. Refinancing and those expenses are about the only way.
