buying a mobile home for 18000?

Question

i am thinking about buying a mobile home in Cameron NC for 18000 it seems to be pretty good shape it would have all the appliances fridge/freezer stove dishwasher washer and dryer  the central ac/heat unit and some stuff like couch desk the old owners junk the living room and kitchen floors are old they would need replacing to look nice i didn't see any damage like from water and all  it is a 96 oak wood not sure if that matters any opinions would be great

If you end up owning this home for 10 years, you will have paid $1,800 a year to own your own home.  That is a great deal.  Much better than renting.

But you have to understand the situation or you will be disappointed later.  Mobile homes can be great places to live. But they are more like refrigerators than they are like houses. They go down in value every year.  If you go to sell it in 5 years , you will be shocked when you are offered $5,000.  So you have to bargain hard when you buy it.  

The next thing is the neighborhood. You have to do your homework. Talk to all the neighbors. If they don't like the area, you won't either. You also have to learn if the neighbors are all renters. It makes a big difference in how the homes are maintained.

If it looks good, buy it.

Defy really a Good mobile and Moto always gives a best in the market. But in India moto Lost is Market due to bad Service Centers and Customer Relationship. Try Samsung Models Other than That Sony Ray and Neo V suites to you because Sony is the only product which gives up gradable to Android 4. Defy Disadvantages : No secondry camera. Main cam no face and smile detection
