Mom wants to give a plot to me...should she give it as gift or transfer the registration of the plot ?

My mother had purchased two adjacent plots. On one of the plot she constructed her house with common wall concept and lives with my borther and his wife. The other plot is vacant just next to it. Now she wants to give the vacant plot to me...we are confused as to how to go about it. Should she show it as a gift to me or transfer the plot registration paper on my name. What are the pros and cons in both the cases. Is there any other way she can give me the plot without much hassel and expenses. I have two siblings...who have no issues with this but I want to keep the paper work clear of any misleadings or misunderstandings in future. My mother did not inherit these two plots, she purchased it herself with her own money. My father is no more.

Secondly how long does it take to legally own the plot in my name as I want to immly start constructing house on it.

What are the other points we need to take care of...please guide.

    settlement deed is the best way to save the registration expenses. in Tamil nadu, it is maximum 12,000/- irrespective of value of property.

    You missed an imp detail, location. Are you from India?

    What you actually want is a clear and marketable title to the property.

    So try to understand what gives you that.

    A Gift Deed registered with the registrar is a valid document.

    You can mutate the property. Mutation of property is the recording in the revenue records the transfer of title of a property from one person to another.

    What do you mean by "transfer the plot registration paper on my name"? How is this done? Some instrument requires to be executed.

    Stamp duty & registration fees on diff instruments varies.

    Gift Deed is cheaper.

    You need to get a good real estate lawyer to help you with the real estate

    plots that were given by your family.

    u can go for registration its saffer than any other way
