is it the right time to buy?
i have been renting in south florida for the past 2 years, keeping an eye on prices.
they seem to be getting real good for a SFH and i would like to buy but i am concerned about the future of the market and economy.
my job is pretty secure for the time being but i'm in the medical field and also concerned what chairman obama has planned for us.

There will likely never be a better time buy than now! Interest rates simply can't get much better, and home prices simply won't go much lower. Your industry will be fine for the forseeable future - we are all getting older and will need medical personnel.
f you worry about what the government is going to do you will be paralyzed with fear - the only way to look at it is what's best for you and your family at this point in your lives. Go for it!

You can always find a reason to wait. That is how landlords can get people to keep paying rent for decades.
None of us know what tomorrow will bring. Look at your alternatives and try to make your best guess of what will happen in your area over the next five years. Will that neighborhood continue to be a great place to live for that time? Will the job market be good around there? How does the monthly payment look to you? If it is a single family detached home- do you like puttering around the house?
I bet the answers add up to that this is a pretty good time for you to buy. The interest rates are extremely low, the prices are good, the tax credit may be about to go away for good and that is $8,000 that would be a gift that will not come back again.

Don't worry about what the government might do, the medical field will not suffer.
The main thing is to find a house you can afford, the monthly payment must be within your comfort zone. DO NOT buy a house that's the most expensive one you can afford. Allow a little bit of room between the maximum amount you qualify for and the price of the house you buy. This will allow some financial "wiggle room" for unexpected bills like a major car repair.
Waiting for the perfect time to buy might seem like a good idea, but it's always a guess. If you wait too long the market will turn around and sellers will be less willing to be flexible on their prices.
If you're ready to buy a house, just do it.

If you like the area and can find something you can afford long term then now is an excellent time. Whatever threat you feel to you health care job is more than made up by the advantages of buying with low prices, low interest rates and first time buyer credit if you are eligible. Prices on the west coast are coming back so if you wait you may lose an excellent opportunity. Just don't buy anything with the intention of making money, buy a "home" that you want to stay in and it will make money someday.

there are a lot of good buys on the market right now. Of coarse to say this is a good time to buy depends on a number of factors. Is the neighborhood you looking to buy into in an upswing or a down swing. what does the house compare to other houses on the block in reference to price. how long do you plan on staying in the house that you buy? Historically real estate has always been a good investment. Do your research and work with a Realtor and I'm sure it's safe to say that you can make this a good time to buy.

the main thing is that you have a lot of choices and you can make a wish list of what you want and if you are realistic you can probably get what you want think of it as can i live here for 10 yrs
