Real Estate....Is it okay for one agent to market another agents property......?
Ok I'm a young real estate agent, there are a lot of old timers who barely use the computer to market there property. I feel like this is a benefit to me, I would like to bring potential buyers into my social networking loop... with that being said I would like to post photos of other agents listings and perhaps even make youtube videos displaying homes that are currently for sale using photos and information from the MLS. I'm going to be honest about everything, so I don't see how this would be a problem for me. Is there anyone who can for see any bumps in this idea.....I don't want to hear about your lack of faith in "social networking" or the internet, I want to know if there is anything immoral about doing this.

You can not do this without signed consent from the listing agent. Otherwise both you and your broker are in ethics violations and both subject to loosing your licenses.
I can't belive your broker would let you do this even with signed consent, you are so close to the line of interfering with the agents listing.

Wow, there are a lot of bitter people answering this. I would be happy if someone was marketing my listings. 95% of all listings are sold with outside agents so why not. If you can bring me a buyer I don't care how you did it. I know several agents who advertise in the real estate magazines that market homes from other agents that have been sold for years just to get the phone to ring. By law you probably don't need to get their permission but ethically you should. I guess that varies state to state. Most should say yes. Explain to them that you want to use the picture of their house in your add to generate leads and you will try to bring them a buyer. I would jump on that in a heart beat. Free advertising and a sale. Go for it and don't let these old timers tell you any different. Just because they are old school and behind on the times doesn't mean you have to be.

When I was an agent I did this on a regular basis, of course that was prior to computers, and print media was the most popular means of advertising. I had a picture of the house with no address. This was a means of getting the phone to ring. Since I had no listing I used other agents listings.
I was attempting to establish a farm therefore I selected one primary area to do this. It worked out just fine, I eventually established myself as the local real estate agent in that area. I also was able to get my own listings after a few months.
The real estate agents were happy to get a buyer for their property listing and a commission, I was happy in being able to share that commission as the selling agent.
I was not told that this activity was illegal, nor did I seek permission from the listing agent.
Things might have changed, therefore you might want to run this idea by your broker or office manager. It might be that you would be allowed to do this type advertising with listing of others in your office as oppose to others from another brokerage.
I find nothing wrong with it morally or ethically.

The bottom line is: Without an agreement to share the commission, the listing agent / office gets the commission and you get nothing for selling someone else listing. So why would you want to send paying customers to someone else or do the work for someone else without being paid for it??

You will need written permission from the listing agent and his managing broker to do what you are contemplating. If you obtain such permission, you will need to clearly disclose on any such webpage that the listing is held by the agency involvednd and that your page is shown at their courtesy. As a hint, don't expect to be granted many permissions.

I know it only makes sense, but no you can't market another companies or Realtors listing without express permission. It's an ethics violation in most states.

Boy you sure are young. Its done all the time. just get the sale. That is all that counts.
