Do we have a bad landlord or are we just high maintenance?

This Sunday will be the fourth week living in our new duplex. There are 3 of us living here and we each pay $225 per month in rent (so $675 total). We live on the most convenient side of town so we signed the lease knowing that we were paying for location rather than quality. However, I have been to many apartments and duplexes on this side of town (some with even lower rent that we have), and none compare to how horribly this one functions. Small things do not bother me, as long as I know that they will eventually be repaired, but as each day passes on I am losing my faith in the thought that my home will one day be fully functioning. Our major problems were "repaired" yesterday. Our toilet upstairs (we have two total, and the girls share the one upstairs, and our guy roommate has his own downstairs) has huge issues, where it won't flush at all. We came into to the house with this problem, and though it was "repaired" yesterday, the only thing that was done to it was a plunger had been taken to it. Something that I could have done myself... Our other major issue is the kitchen sink leaks badly when it is turned on, which is an important part of our household and though it was also "repaired" yesterday, I see that nothing was fixed about it but that the guy who repaired it made it look a little nicer when it leaks. There are other fairly major problems such as the upstairs bath has a constant drip (adding to the cost of our water bill), the stove has an improperly sized plate underneath it on two of the burners, so whatever we put on the stove easily slides right off, also causing potential hazard for us. We have all contacted our landlord through telephone, text message, and e-mail and many times we are lucky to even get a response back, and when we do, we feel as though her reply is short and that she is being inconvenienced. We are currently looking for alternatives, because obviously what we are doing now isn't working. My aunt (also one of my roommate's mothers--I live with my cousin) suggests that we put our rent in esgrow for the month of March until she fully fixes everything. My cousin is so fed up, that she is looking into trying to break the lease somehow. Our lease stated that our landlord was required to fix anything broken so is it legal for us to tell her that since she isn't holding up her end of the bargain, that we won't either? I feel that she likes us no more than we like her, but I'm not sure how it would pan out. Has anyone else been in this situation? What did you do and what do you think we should do? I'm just so disappointed and I would like to feel as though I have a home not a dysfunctional house.

    Did you view the apt in the dark before signing the lease? You must be request for repairs in writing sent certified mail. You cannot withhold rent without a court order.

    Once the landlord signs off on receipt of your complaint he has 7 days to have repairs done.

    So list all your complaints and mail it out. If he then fails to make repairs you can sue in Housing court.

    You're supposed to do an inspection of the apartment BEFORE you move in! WHY would you accept a place like that? Find out who to report bad landlords to and report him! No you can't hold the rent, that's against the law, you could talk to an attorney and ask about putting it in escrow, but don't do it til you know for sure otherwise you'll just be creating more problems for yourself! Learn a less and don't accept a place before you do a full inspection of it!

    Whatever you do, do not stop paying rent. You would probably be evicted, lose your security deposit, and get a bad credit rating.
