What is the right thing to do in this situation:?

Sorry if this is hard to follow! I am a first-time home buyer. There is a FSBO property I am very interested in, which I did not find through my realtor (in fact, found in advance of working with her). The realtor has sent me listings, but she has not yet showed us any homes (we live out of state and will be going this week to do a house hunting trip), and plans to have us sign a contract with her before looking at homes. I don't want to put all my eggs in one basket, but I am heavily leaning towards the FSBO. I am planning to go look at the FSBO first, and then see what homes the realtor has to show. The FSBO already has two offers, but the owner is an acquaintance who is willing to wait until we look and potentially make an offer, and we therefore know that we have a much better chance of getting the house if we will not be requiring them to pay a 3% commission. Sooo... in this situation, if we have signed an agreement to have her represent us but then decide we want to purchase a home outside the scope of what the agent has shown us, what is our obligation to her? Will she still have claim on a commission, or can we just say, "we have decided not to buy?" and proceed privately with the transaction?

    if you buy a house the realtor has nothing to do with then you dont have to pay her.

    It's not typical for buyers to sign a contract with the realtor. Buyers can usually work with multiple realtors at the same time. However, if you find a house, you usually have to use the realtor that first showed it to you (there are some exceptions).

    Then who gotta do all the work then? the owner or you? since buying a property do need a lot the paper/legal work and protection from fraud. I still think that is it only ok if you do have some real estate backgroup knowledge since you are buying a property not a burger.
