(South East UK) - selling house, advice please?

Live in South East UK - need to sell my house and would welcome any advice on the best way to go about it and how to keep cost down - have decided to sell it via an estate agent and have provisionally approached a couple for valuations. Also wondered if anyone could recommend a good estate agent to sell it through - it is a 3+1 bed mid terrace Victorian in good order (the reason I mention that is because it may have a bearing on which estate agent is more likely to be able to sell this sort of property) - really would welcome any sensible advice/suggestions - want to get it marketed as soon as possible - many thanks x also, what sort of costs should I be expecting and will the tax man be taking a chunk? (anticipating property will be valued at between the £180k - £200k mark)

    Try any local estate agent (shop around for the best valuation/ price) to begin with. Have a lowest price in mind as any prospective buyer will try to negotiate, and don't drop below it. If, after a couple of months you've had no serious offers, change agents (beware the "sole agency" clauses in their contracts!) even try further afield. This time of year is not the best for house sales, even in the best of times. You're better off waiting till the NewYear.

    If the house is your main permanent residence there is no tax to pay (except VAT on the agent's and solicitor's fees), but you may have to pay stamp duty on any replacement house that you buy depending on price.

    Don't haste in selling your house as there is a global real estate crisis and prices have already declined a lot due to that crisis. It is not wise to sell any house and property during this decline. But if you still want to sell your house then better try some local property listing and get your property listed for sale on that site.
