What is the best sub-compact car under $20K?

I was looking at a Mazda3 or a toyota Corolla. Any other suggestions? I will not be using the car a lot because it will be in a vacation home, so it will be sitting there sometimes for 3 or 4 months. Thanks for any suggestion!
