who pays the release of lien?

The person who owes the money or the seller who received all their money??

    The contract spells this and all other costs out.

    To release the seller's mortgage lien the seller normally pays that costs- but a contract can be negotiated in a different way if people wish.

    The borrower pays a reconveyance fee to the lender then the lender files the release and pays the filing fee to the county recorder.
