I am 25 with 3 lil ones,and I thinks it time for me to buy my own home?
However I am at a bit of a cross roads here.After speaking to some friends they have suggested that a modular home is the way to go.I would like to know what others think about it?
the s on think was a typo. Land lord I have friends of different ages.other person I wasnt referring to a mobile home.

Modulars have nice floor plans. However I believe your best way to get into the market is: 1)find an agent who will show you foreclosed properties. (You can cash in on someone's misfortune, also there are thousands right now)
2)have the agent check her computer for new to market; back on market etc.
3)Also I know of friends who bought at a foreclosure bank auction (very cheap)

Modular (not to be confused with Mobile Homes) homes are nice, but they are not allowed in every community.
If you city does permit them, the cost to construct is about the same as conventional because you have to own the land and contract out all the foundation (or basement) and utilities work. The cost of putting in sewer lines, water, electric, gas, etc. is a huge chunk of money.
The cost is way up there, probably more than an a re-sale home. The upside is that once you get the foundation and the utilities in, the house modules get delivered and it's up and ready in a very short time.

Your friends must be 25 too.
Get a regular standard house. Seriously, a modular is a huge mistake. It might be cheaper short term, but you have to think about those kids long term.
