Help with this please !!?

Trying to sell my house built around 1840. Over the years there has been some movement but I've been advised this is normal in a house this age. We now have a huge crack under the front window which I think is caused by the most massive conifer planted too near to the building. Is it likely this is the cause and if removed will the crack slowly close or need to be fixed. As you can imagine any possible viewings have been on hold until the problem is sorted. I'm very worried that this might be seen as subsidence when it may just be solved by removing the tree. Sensible and 'constructive 'answers please - 10 points.

    Leave the tree, just fix the damage under the front window. Removing the tree will be costly, and add to that, the cost to repair damage under the window. Cutting out tree roots is not advisable. Trees that experience root removal and damage can express top death on the side the roots were harmed. Removing roots can also introduce rot into the base of your tree.

    Removing the tree won't cure your problem. The roots are under the house pushing up, causing the crack. You need to cut the roots that are going under the house to keep the problem from getting worse. If you patch the crack without doing this it, the crack will come back. You don't to remove the roots, just cut the ones under the house.

    This is truly dreaful, your house is less than a day old (built 18.40) or in normal language twenty minutes to seven yesterday evening and its starting to crack already, get back onto the builder asap and get him to sort it out (maybe still wet cement not dried properly ???)
