its mainly a matter of trust ..have been a builder for over 40 years ..over 5.000 contracts ..never advertised ..and could have done 4 times more work than i have ..but its difficult to get really good tradesmen ..so i stick to the guys i use all the time ..they are all ways there in an emergency ..they come back because they know i am not going to mess them about with the money ..after all that's what people go to work for ..my customers give me the keys to their house and trust that i will look after their home ..i treat every home as if it was my own ..so far every customer ..now Friends have paid ..and yes a nice cup of tea goes down well ..none of my guys smoke or drink in any home

Pay them on time, in hand at each relevant stage of the job. Be nice and polite, do not nit pick at them and let them access the kettle and tea bags.

Live within 1/2 mile of their home address.

Be polite, helpful and push off while I'm busy working.

Pay them for the work as fast as possible then they come back when you need them.
