Is £90 a fair check out fee on an unfurnished, 2 bed flat?
I understand what the fee is for, and that check out needs to be done seeing as the flat has carpets, kitchen units and appliances, bathroom suites etc... But other than that it is unfurnished. Should it really be that much?
I haven't signed a contract yet, but have paid £300 admin fees, nothing else has been explained to me, just a form sent over with all these extra charges on it, yet no figures for advanced rent and my damage deposit.

No It's not fair. But, if its in the contract you sign you will have to pay it. Simple as....
Agents look for any extra charges they can get away with. It's not just you either, the landlord gets charged all sorts of "dreamed up" charges as well.

A check out fee is unfair - end of!! Check your contract - if there is nothing stating you will be charged a checking out fee they can not charge you!!
I'm sick and tired now of estate agents bringing in all these various 'admin' charges, that are no where near reflective of the work involved. Estate agents typically make their money from the landlord (taking a percentage of the rent). Since the downturn however, with poor house sales it seem estate agents are trying to recoup their losses through charging tenants various fees.
Before putting a holding deposit down always ask what their fees are. People need to start standing up to estate agents and dodgy landlords.

No, wid dat amount u shud get quality depends Wear ur Living at i.e. london is expensive , but even in london u get decent flats for £90. Some flats are like £60-70 min. with £90 u shud b gettin way better

I couldn't agree more with Psych78. We were given notice on a tenancy which was expected to be a long let, and which turned out not to be. The last straw was to be expected to pay this check out fee for what must have amounted to a 5 minute walk though, unfurnished property. The fee was half what you are looking at, as it wasn't in London!!, but I was still underwhelmed at having to pay this. Unfortunately rental agencies can name their price these days, so if you want the property, need it, then you'll just have to swallow yet another fee.
ps What really bugs me is having to pay two fees for references for my husband and myself - usually from the same people. That one is just daylight robbery.
