Brake lease without going to court?

Moved into a low income the landlord said he wouod take me to court if i broke lease, we bought a house and i have severe depression and other stuff is there a way to brake the lease without going to court?

    You can ask the landlord what he will take in exchange for allowing you to break the lease.

    Otherwise, no. There isn't anything you can do to prevent him from taking you to court. Severe depression would not give you the right to break the lease or avoid court.
