House Owner has to do that.

You should negotiate who is responsible for what chores when you rent the room. At this point you need to sit down with your roommate and decide what you will be responsible for, for the rent you pay. Generally the landlord is responsible for maintaining the house structure (like roof leaks) and plumbing. BUt if you clog the toilet, you ay have to pay for the plumber yourself, since you did it. A manhole is where the waterline and gas line come into the house. If they need to be dug out, it's because someone hasn't been doing their job when mowing the lawn and taking care of the gardens (weed whacking, trimming, weed pulling). You need to find out if the landlord agreed to do this chore, or if the renters are responsible. Then the renters get together among themselves, if they are responsible for lawn and garden care, and agree on who is going to do what, or if you will take turns each week.

In a rental agreement, the land owner is supposed to take care of anything wrong with the house interior or exterior. It is the responsibility of the renter to notify the owner about anything wrong, however.

You are paying rent to live there, not make repairs. It is the owners job.

You notify (preferably in writing) the person to whom you pay your rent, and that's all there is to it. It is NOT your problem, and you don't have to pay any more than your weekly rent.
