Rental situation question?

Can you live in a house that needs work to bring it up to code to be a rental? I will be doing the repairs.(carpenter) I plan on renting it,but it needs alot of work done.Is this legal or no? What I want to do is put the utilities in my name there. This is fine with the owner,but is it legal?

Yes but technically is living there the same as renting? It must meet codes to rent it. He can't afford to repair it,and it's too far away to go back and fourth to fix it up then home every night.So I want to live there and fix it up to code. This is easy for me to fix,but time and distance,plus the fact I am doing work in exchange for living there. Is that just another term for renting legally?

...Thanks but can a codes officer kick me out if he learns I "occupy" the house not up to code yet,or can the landlord be fined for this arrangement?

    No one at all can live in it without a Certificate of Occupancy. Who you are or the arrangement does not one bit, NO ONE can live there.

    Usually you put utlities in your name when you rent a home, the only time its illegal if a landlord

    was making you live in a home in a state of disrepair; then there would be an issue. In this case its a mutual agreement you repair and live there too. Homeowners have done that many a time with no problems.

    Yes, many places allow you to put the utilities in your name. That is the individual contract. Many times the owner will compensate you for work done on the property. Unless it is really low priced I would check on that. Also it should to in a written contract that you are able to make improvements.
