New house problems, do we have a case?
Ok ,basically we sold our old home two years ago and had been renting since then. In September 2011 we visited a new homes site (well known builder) to look at buying a brand new house. The area we had chosen was great due to schools for our daughter and an expensive, desirable place to live. We moved in in December 2011. When we looked at the plans we saw that there were a number of social housing properties on the site. We asked about what happens if there are any problems and were told by the sales people that it is very strict and if there are problems it's a simple case of three strikes and they are out to protect the private owners. It seemed fair.
This bit is long winded. Since a family moved in during January in the social housing we have been plagued by a series of incidents on a daily basis some more serious than others. We have to keep a diary for the housing company, the police are involved, they are having home visits and have damaged our property on occasions. We are not a specific target I would like to point out. This has gone on and on and on. Today we had a meeting with the police and the housing company and community support officer. We are now aware that it is not a three strike policy and they are aware that the sales people have been telling several buyers the same thing. We were told that there had not been any incidents before we bought the house. This was also false, there were drug problems In a block of flats on the site being dealt with by the police. We were then told that this is the the only case the building company have had with social housing tenants. Again the police and housing association have confirmed that there are many on going problems all over our region on different sites.
We are now at the point of moving out as we have had enough and seek a good environment for our family. I used to work away during the week but have gave up the job to be at home as my family didn't feel safe. We paid a premium to live where we do.
we enquired about all these points before we purchased the house and were constantly re assured it is an easy process and we are actively protected by the housing company? We have been told this is completely false by the housing company and police and are willing to confirm that this has all been said. They also said that the family will most likely be given a second year in the house.
I have kept this a short as poss, I can assure you there is a lot more to it and all other avenues have been explored. The visits etc have had no effect at all and some of the things that have gone on are nothing short of disgusting. The police have been very helpful.
I would just like to know if there is a chance we can get compensation or legal action? otherwise we are stuck here. We would be happy to walk away and get our money back
(I would like to point out that I am not angry with people living in social housing etc, just this family and the rules we were told which are completely false)

If the sales people mislead you and the other buyers in your community consider filing a "class action lawsuit" against the builder. Yo can ask for the builder to rescind the purchase or make a cash settlement. The big problem that I see with most "class action" lawsuits is the lawyers usually end up with the lions of the proceeds.
In most areas sellers are required by law to inform buyers in writing of all known neighborhood problems and nuisances. From what you are saying is the the builder was fully aware of the problem and failed to disclose. This is an issue you need knowledgeable legal advise on.

As previous answer -
Your strongest point is that the seller had a duty to advise you of ANY problems they had had in your neighbourhood.
If you were not told of previous or existing problems (in writing) then the housing company can be sued for any loss in value of the house
also if the housing association will supply evidence they the housing company were lying as to the policy towards problems with tenants, then the housing company can also be sued on this point.
If they housing association knew they were telling buyers lies but did nothing THEY can also be sued
See a solicitor - the one that handled your purchase (I assume you had a solicitor)
(also - did you take out house insurance and add the legal protection option?
If so they you would have been given a phone number to can contact them for advice. 24/7
They may ask for evidence from housing association etc (if so send copies NOT originals) If they think you have a good case its possible they will sue the company for you at 0 cost)

First, you will NEVER get your money back. You are the legal owner of the house.
You were TOLD that there was low income housing when you purchased and you KNEW what problems this would bring.
So your argument is that the sales person told you 2 items that resulted in you purchasing. However, with a SIMPLE phone call to the police and housing association, you would have found out the true answers.
I'm sure, but I don't feel you have a case.

Block the entrace where your cable wire comes from with cardboard and make a small gap for the wire to go via. I do not suppose lizards can chunk by way of that. Additionally scrub the areas where they go most on account that they leave scent marking that appeal to different lizards. We also have a lizard concern in India but we just reside with them :P

This is. Police issue. Make the police enforce the law. Get some local news reporters to air your issues and maybe the wheels of justice will start turning faster.
Sue the family for specific damages.
The builder does not make the rules. They were selling you a house. If you wanted to know the law, you should have asked local law enforcement, not a builder.
