Does my Landlord have to put in new bathroom?
I have been living at my currant rental property for the past three and a half years, the house was buit around the 60's 70's, and still has original bathroom, plughole in bathtub rusted as well as bottom of bathtub, tiles on walls chipped, tiles on floor at entrance broken and chipped, floor uneven, shower hob on angle. Is there any way i could get my landlord to update bathroom?

You are talking about 10-15,000 in renovations. That would be stupid and he would have to seriously raise the rent.
There is no possible way to force anyone at all to remodel their property.

Sure, offer much higher rent (at least a couple hundred dollars) to help pay for the cost of the upgrades which may easily run several thousand dollars to completely renovate a bathroom. Otherwise, they are not required to do anything as long as it's safe. Most of what you mention sounds cosmetic to me.

Those are not issues which would require a new bathroom. You can ask, but they have no obligation to do anything.
You should have addressed this when you moved in 3 years ago. This is something you discuss prior to signing a lease. You can, on the renewal of your lease, say that you want a new bathroom or you will move out; just be prepared when they call your bluff.

Yes, speak to him, he will surely come out with the 'oh there are so many stuff I have to pay for', or 'oh I will do later on, after I sort out A B C D' cards. However, give a hint that if no work is done you'll eventually leave. If the state of the bathroom is out of order, then he should be making efforts. And anyway there are numerous decent places you could rent, so he should be willing to put some cash forward.

Your landlord does not have to upgrade the bathroom.
But there is nothing to stop you from asking. However, keep in mind that he will raise your rent to cover the costs. After all, he is running a business to make money.

If I update the bathroom I also raise the rent. Probably I would do neither until the current renter moves out.

You can certainly ASK for a replacement/upgrade, but your landlord is not required to provide same, as long as the basic functions are operational. As long as the bathroom products function, you have no basis to demand any upgrades.

If you are actually using this bathroom, then expect to have this renovation AFTER you move out. Why would he do this while you are still there?

You can ask your landlord..........you can also ask the housing officer if it comes up to present standards and if it doesn't they can require the landlord to upgrade..................... but be aware your landlord can then up your rent on next contract to start to recover the costs.............................
