Shall I purchase a new build property or second hand (UK)?

What are the pro's and con's...I welcome all your views.

    do not buy a new build from any well known large company, look them up on the internet and read the reviews

    they built us on unsuitable ground with out proper preparation

    I had awful problems, they use contractors who come in to do a job a paid fixed rate, but no one checks if they have done the work correctly. so it is done quick and to a very poor standard.

    This seem to be a problem with all the well known builders

    i had the plumber from hell, my house flooded the first week i was in, all the radiators emptied from upstairs into the living room, faulty pipework

    the drains outside weren't connected properly, so the sewage couldnt go anywhere

    there has even been problems with the local council because they connected the main drains incorrectly

    the rain poured into my loft, roof not done properly

    the house alarm only went off inside the cupboard under the stairs. the box outside wasnt connected

    my tv ariel was in the wall, but they didnt put in the wiring

    the porch roof sagged because they hadnt put joints across to hold it up

    my kitchen floor isnt flat

    my garden gate was fixed on, but wouldnt open because they hadnt allowed for the path inclining upwards. it just hit the floor.

    an outside garden wall was cracking, badly built, with no spacers

    Most of these faults were done by different contractors, who also do work for other house builders, so you can get the picture

    after a lot of complaining they did come back and remedy the earlier faults, but it shouldnt have happened in the first place.

    ive had problems with the roof

    the builders are liable for the first of the two years of the 10 yr guarantee, after that it is the NHBC who take over the cover for the next 8 yrs.

    Basically they are an insurance company for the builders, and when we needed their help, for later problems, they were as reluctant to pay anything as any other insurance company.

    If you decide to buy a new build, make sure you get someone professional to do all the snagging list for you

    and also ask your solicitor to do environmental searches to make sure they arent building on unsuitable land. eg. flood plains, quarries etc.

    if i was to now buy any house now, old or new, i would get a full structural survey, and an enviromental search done.

    it will cost, but save a lot of money in the long run

    If you do buy an older house, ask specifially what problems there are with the house, even neighbour problems, they are legally obliged to tell you.

    We are in our 9th house. the first 3 were new builds. Should we move again ~ which is likely as it is time we down sized with the kids grown and gone, it will still be a case of the first 3 were new builds!

    Unless you are buying high up the range new build usually means cheaply built on small plots.

    New houses lack character but come with a 10 year guarantee so anything goes wrong it will get fixed. Rooms and gardens are smaller on newer houses than those built 20+ years ago.

    New houses tend to be in dreadful places, look awful and have little or no style. Your neighbours may be a little choice as well as there is a tendency for new money or those that scrimp to have a preference for 'new'. Period houses are far nicer, have some history and suit their surroundings a little better. They may take more maintenance but this is worth it.

    None I could desire to think of as spare isn't a criminal requirement. If the broking claimed the vehicle became bought with a spare then maybe the paying for and merchandising standards business enterprise are in a position to help.
