Is there a mortgage out there for a manufactured (mobile) home if you're renting the lot?

My wife and I have very good credit, we are looking to move out of our apartment and move into a manufactured home. We are having trouble obtaining a mortgage because the homes in Massachusetts are all in parks where you rent the lot.

Also most of the homes do not have foundations, as I have found this to be a factor as well.

I know of mfloan.com they currently do not take applications in Massachusetts

First thing is you can NOT get a Mtg on a mobile home that is personal property and all mobile homes on rented lots are personal property and not Real estate. You can buy a mobile with a personal loan just like a car. Not all Mfg homes in Massachusetts are on rented lots. You can buy a lot where its zoned for Mfg homes and put a Mfg home on that lot, but you will have to put it on a foundation and take off the wheels and axles, then the county will change the title to a RE Deed. Then install a septic system, drill a well and bring in power, unless you have the utility's on the street.
