Decide what you can afford for a monthly mortgage payment first. DO NOT just go with what the BANK SAYS you can borrow .. it's usually a bigger percentage of your budget than it should be. They don't care if you can really afford it sadly. Figure in your insurance and property taxes in your monthly budget.

Decide what you NEED for space and think about what you WANT for space. Same thing for design features, number of baths, and closets. Don't forget (if you clean your own house) to pay attention to how hard things are to keep clean when picking out faucets, tubs and when deciding on size.

I know several people who built homes with open floor plans but after living in them for a while with children, they wished they had some doors to shut! Noisy and no privacy!

Research online which things add the most value to your house for the money you spend. Remember .. if you have the nicest house in the neighborhood, it's not likely to sell for what it's worth so don't overbuild for your neighborhood. The value just isn't there if the location/area/neighborhood isn't up to par with what one would expect for the price.

If you think you will probably live there forever (family around sounds like) then think NOW about doors wide enough for wheel chairs and such for when you're old. Maybe a bedroom and at least a 1/2 bath on the 1st floor. If you want to be able to stay there if you're ill or injured then make sure it's accessible.

I sometime over think things but it's better than underthinking it and regretting it. You're making a big commitment! Enjoy!

A good starting tip would be to shop areas. Get in your car and ride around different neighborhoods. Consider if the home will be a primary residence or investment property. And lastly, interview realtors and select a good one that has your best interest at heart. Just a few to get you started.
