Where can we get a mortgage with bad credit or no credit ?
I live in the state of ca
My fiance has a credit score of about 520 from school debt.
I have 0.

HUD's minimum FICO credit score for an FHA loan is 580. Therefore, your fiance will need to work on his or her credit score to get it above that minimum threshold. When it comes to qualifying for a home loan, a bigger FICO score is better.
A couple of suggestions:
1) Work on improving both of your credit histories by applying for diverse credit accounts. For example, apply for a department store card, a card from an oil company, and a general purpose credit card, such as a Mastercard or Visa.
2) Set aside as much as you can in savings to put down a large down payment. The larger the down payment, the lower the rate and the easier it will be for you to qualify for a loan.
3) Pay off your existing debts. Lenders want to see borrowers with little debt.
4) Work for two years in the same field. Lender like to see consistent employment.
Qualifying for a home loan is a lot more than a FICO credit score. Work on the other three areas I mentioned and you'll qualify for a home loan with ease.

bad credit is NOT the same as no credit.
a score of 520 is BAD. NO! lender will give him a loan until he gets up to 630.
You may be able to get a loan only in your name (and only using your income). The lender can use rent payments, cell phone bill, etc

You simply will NOT get a mortgage loan until both of your credit scores raise above 650 or so. The days of mortgage loans to poor credit risks are history.

you can get a mortgage with 600 credit score if have no outstanding debts in collection,and a goodsize down payment...I just did it
