Internal Rate of Return?

Someone needs to make this clear at colleges and universities, the teaching of Internal Rate of Return if you want your students to get it, you need to show them how you came up with your answers.
Recently, we even used calculators and never came up with the same answer as the college professors, why is that? Could it be that there is no exact answer and that if you come close it should be acceptable or you need to be better teachers, which is it?

The IRR is simply that rate at which the net present value (NPV) of the investment (a negative number) and all future benefits equals zero. It is a precise rate and if done correctly might just leave a few pennies on the table at best. Here is a link to a pretty good description (including formula), but it has a lousy calculator and a link to a much more reliable calculator below:
