How do you make sure you get a deficiency judgement waived in a short sale?

Is this something that needs to be done by an attorney or does the realtor somehow put this in the listing agreement.

    Get a competent realtor who specializes in short sales they know how to do it

    Depending on which state you live there are some that can get a deficiency judgement and others that do not

    You can request to the negotiator that their will be NO deficiency judgement and have them put it in the approval letter
