we've been looking at houses..... How will I know when I've found 'the one?'?
we have a limited budget so no house has 100% of what we prefer the house to have.
that being said... when we find the right home... will it be love at first sight? we never owned before and feeling much anxiety. thoughts?
...no major repairs are needed... electric / plumbing / siding / basement / etc are OK. buuuut... it's on a little bit of a busy road, has no dishwasher and no 2nd bathroom (we have kids). otherwise I like it and I like the area. Am I being too nit-picky? so I... almost love it

I do live in the East Coast - so options in our price range are few and far between. We already have a dishwasher and 2nd bathroom here but we rent. So, they're not urgent needs... but we would lose amenities as well as central air and walk in closet. But we don't have enough living space here- I feel like it's a toss up! With those 4 houses... did you ever feel just OK at first and then it grew on you?

My advice is this...A house is a very important purchase for the financial future of your family. I would sit down and make a list that separates the "needs" from the "wants." In other words the "must haves" from the "would be nice to have." At the top of the needs list put these: (1) furnace/AC less than 10 years old, (2) roof less than 10 years old, (3) solid, dry basement (if you live in an area where they have them), (4) no important repairs needed in plumbing or electrical.
Following those it is really up to your tastes. Regarding wall color, carpet and decorating, remember that those things can be fixed over time relatively cheaply so don't let those influence you too much. Also, make sure you have the home you choose inspected.

The first house is a scary step - being tied down. No house is perfect. Houses are infinitely variable, unlike cars. After you have been looking for several months, the houses all run together in your mind.
Think of a few things that are absolutely essential - location, double garage, inside laundry. After awhile you have a decent feel for the approximate value of various houses.
Know this - no matter what house you buy or rent, after you have lived there about three weeks, you will not be able to wait to get home to your refuge from the world. Then it is home.

It's not like looking for a husband! But of course you have to be excited about it. If you like the house, it meets your needs, and is within your budget, then go for it. Falling in love with a house can be an expensive proposition....

Yes! It should be love at first sight. If in doubt, walk out. Because your wishes are not unrealistic. I spent many years watching prices rise out of my reach. Then they collapsed. Hopefully we won't see that again soon. Maybe you would like it. To me now it is Unthinakable!!
But in one way or other it ought to be a no-brainer that you want it.
