Why won't they preapprove us?

My husband and I have great credit and a higher than average income. The last 2 times we have bought a house, we have called our bank to get pre-approval. Both times we were told that we should wait to start the lending process until we have found a property we were seriously interested in buying. The first time wasn't a big deal because we decided on new construction and we had time. The second time was a little frustrating, because we had less than 5 weeks to get the financing done.

We've always heard it's best to get pre-approved before you start shopping so you're in a better bargaining position. Why won't our bank let us get pre-approved?

    Because we are so busy right now with people who are ready to close that it's hard to find time to work on people who aren't. Also, rates are climbing again so if we approve you now & you wait a few months you may not qualify for the same priced home then.

    if you were buying a car, I'd say go through your bank but since you're buying a house, I'd look elsewhere.

    Ally Bank is who I went through for my refinance. (I was originally with GMAC & Ally Bank is their bank & that's who they sent me to for the refi however, Ally doesn't manage mortgages so once you're approved & the paperwork is signed, they sell the mortgage to someone else).

    my cousin went through Lending Tree to get her mortgage. another family member got their mortgage through Quicken Loans.

    visit another bank in your town if you prefer dealing with someone face to face.

    and yes, you do want to get preapproved. the whole buying process goes so much smoother. the downside to preapproval is that your preapproval is only good for about 4 to 5 weeks so if you don't find anything in that time, you'll have to be reapproved.

    Dont go through your bank. Find another lender. Pre approval is more advantageous in the bargaining stage. A seller will choose someone they know is approved over someone that might not get approved

    put your foot down and demand a pre-approval letter,,, yes,, it makes a difference if both buyers are offering the same and one is completely pre-approved and the other is not !!!

    if they say no,, tell them you are going to find a professional bank that does things normally.
