    If you do not want your name on the mortgage, your name can not be on the offer or the sale agreement. If your name appear on these documents the mortgage lender would expect you to take financial responsibility and would want you to be on the mortgage application and be approved for the mortgage.

    If you would want to be on the title deed, you must inform the title company that is handling the title work that you would want to be added to the title deed once the sale transaction is completed. This should be done immediately when the escrow and title is opened.

    If you are married and reside in a community property state, the mortgage lender will require you to sign a quit claim deed indicating you have no legal interest in the property.Failure on your part not to sign this deed would make the mortgage loan not to be funded. This is a legal requirement in all community property states.

    Even with this requirement, you name could still be added to the title if you inform the title company in advance.

    This is common request of title companies and would have no reservations about this request.
