Should pet-related cleaning costs come from the pet deposit or the damage deposit?
More info: I just moved out, my landlord and I did a walkthrough. He agreed there is NO damage but complained of "dog smell". He wants to have the carpets cleaned (which were not clean when I moved in) and is taking the cost out of my refundable $900 damage deposit. However, I paid $450 in non-refundable pet deposit. Shouldn't he use that first since the complained "smell" is pet related? (Just FYI, my pets never had accidents in the house - he's complaining of dog smell not pee or feces smell.)
Also: I live in Oklahoma, which has no specific laws about pet deposits OR about refundable vs. non refundable deposits. (I've heard in some states there is no such thing as "non refundable deposit" to begin with).

pet deposit
tell your landlord since there is no damage he must use the pet deposit.
you can sue in small claims court for your refundable damage deposit

pet deposit; that's why there is a separate dep for the critters
