Can my landlord evict me after completion of a shorthold tenancy term, if I have been a good tenant and paid rent on time?

    Depending upon your agreement, you are still owed some "notice" that they are not renewing, i.e., 30 days later you need to be gone. If you choose to STAY beyond that, without their permission, you can THEN be evicted by the process of suing you and getting a court order to have you physically removed.

    Whether you've "been good" (or bad), and same for the landlord, actually factors in when the court decides whether to use his or her powers to give you a little extra time, or simply slam the door on you in the shortest time allowed by law. If the landlord is playing with "unclean hands", you may even get the case dismissed and they have to start over.

    if your lease is up, then EITHER one of you can end the tenancy with written notice. The landlord is NOT evicting you, they are not renewing your tenancy. Eviction is a legal process. You are NOT!! being evicted.

    In regards to being a good tenant and paying your rent. Good for you!!! in doing the right thing. But it doesn't give you any special treatment.

    If it's at the completion of a tenancy, then it isn't an eviction, it's just a non-renewal of the contract. And yes, the landlord never needs a reason to choose not to re-rent to someone.

    That's just a choice not to renew your lease. Totally legal.

    YES. Once your initial contract has expired they have no legal obligation what so ever to keep renting to you. If you do not move out voluntarily they have every right to evict you.

    If the lease is up they are not evicting you, they are just not renewing the lease. They do not have to renew your lease when your current one concludes.
