Can anyone recommend selling their home privately,without a agent?
So I have to sell up, I was thinking of one of those online companies that are a lot cheaper, you do your own viewings and all the other stuff and they get you on zoopla.
Is it better to use a agent or a site like purple brick.com or citypadsnortheast.com
Has anyone had any experience with them

My aunt sold a home the other day without an agent. We had a real estate lawyer write up the contracts that protected us from any liability after the purchase. We got lucky and a neighbor told our buyers about our property will be for sale soon. They contacted us and agreed to pay full-price "As Is". It is a great property with 5 acres, but our family has no desire to manage that much land or want to live in the country. Anyways, you can do it but make sure you protect yourself and get the advice of a real estate lawyer.
How you advertise your property is up to you. You can use only sources like you mentioned, place an ad in the local paper, share it on facebook, whatever. You just need to be able to write up the contracts and protect yourself from liabilities if the deal fails.

UK: Estate agents check to see if the people who make an offer can afford to and have the money to do so, so saves you lots of time and money as this wouldn't be shown up until you had spent money on a solicitor and if they hadn't appointed a solicitor could go on for months, as your estate agent chases up this and if they have a mortgage arranged as well....... so in saving estate agent fees you will have to do all these things, on top of all the negotiating of price and the niggles between buyer and seller that can often stop a sale, you will also have to provide your owe board, take all calls from internet only marketing, you have no database at your disposal that agents do for people looking for a property in your area, in your price range so you are losing many opportunities to sell, your photos and advertising has to comply with the law and you are totally responsible legally to make sure it is....so if you have the skills fine, I have sold/bought many properties and I wouldn't ever sell a property myself it is false economy however different people have different skills and you may have all those people dealing and legal skills requires as well as access to good legal and financial advisers.

If you have experience in real estate, you might be able to sell the home yourself. However, getting an offer
to purchase and performing all the follow up is not an easy task.
The biggest worry after getting all the above accomplished, is that you cannot force the buyer to close the
sale. He may have changed his mind and doesn't show up at the lawyer's office to close the sale and hand
over the funds.
You may have purchased another property and need those funds to close that sale. Now what? Your seller
can sue you. You can sue your buyer. This would take time and have to go to court. Court costs money.
It can be a risky business. You decide if it is worth it.

The problem with these in the UK is they rarely advertise. Just about everyone advertises on Rightmove, few use Zoopla. If I wanted a house would I search the Net for these sites ?, also the viewings are unaccompanied, you have no idea who you are letting into your home. An Estate Agent can keep tabs on how the sale is going by phoning everyone's Solicitors, they will also check the buyer has a mortgage and is not wasting your time.
There is a beautiful cottage near me in Cornwall with Tipilo, 7 months on no viewings, no one knows it is up for sale.

You have to pay to market your home on most of those sites where a Realtor has access to them and more for free. What you would spend in proper marketing would eat up a large portion of the commission you would pay if listed with a Realtor. What about your contract forms? What about qualifying potential buyers? Talk to a Realtor and think twice about trying to sell on your own.
