Are the Laws in Mass for landlord/tenent different than for getting a roommate/Housemate?

    No.

    If you own the property, anyone (who is not an owner of the property) that moves in is your tenant.

    If you rent the property, the new roommate must be approved for residency and sign the lease prior to moving in. That person is not your tenant.

    No, if you own the house, any person you move in is your tenant.
