I saw what you said about inheritance taxes, but this is between your mom and the attorney she used when she set up her will. It also depends on state laws.
In other words, if inheritance taxes are applicable based on how the will was set up, you can t avoid them.

U will hqve to pay taxes. But she may sign the house to u before she dies as a gift. U will have to pay taxes on that as well, but then it will be less hussle after she dies

A will is normally drawn up, and from there it's relatively straightforward. If she doesn't have a will, she should probably create one ASAP, preferably with a will's lawyer present.

Protect you from what? If she dies, her estate will pay off all her debts and anything left will be divided based on her will.
