Can I sue my business partner/landlord for intentionally causing me to lose business income?

Update:

I was subleasing a place with this woman and she began to sell the same products as I. She also began to interfere with my business strategies to make money: inentionally taking my advertisement sign out of the window which cause me to lose retail sales. Because of her actions I loss business and retail sales. Can I sue her for negligence, and what else can I sue her for. I have physical proof that she wasnt selling the same items as me before I moved into her retail location.

    If you can prove it with a paper trail. Not if you're running a business out of his property, when it isn't zoned for that purpose.
