Is all property zoned?
Or if it's not specifically zoned for industrial use is it just automatically considered residential?

Yes otherwise some people would be sleeping in offices/shops/factories and manufacturing would be done in residental homes

Almost all land in the U.S. is zoned someway..and nothing is automatic. You need to find out which local office does zoning and call them...give them your address and they can tell you how the property is zoned and what you can use it for.

THIS IS NOT LEGAL ADVICE. but in the us, yes there are three ways land is zoned: by regulatory uses, by development type, and by size.
