Where to stay for very large group trip to DC?
Trying to plan a very large group (somewhere around 20 people, many of whom will have plus ones, so likely in excess of 30 people total) trip to DC.
Not really sure where to start in terms of finding a place, or places, so looking for some help.
Realistically, it doesn't seem like there is such a place with 20 some odd bedrooms, so two or three very closely neighboring places is a must. At least one that is very large, and a cool place for everyone to gather and hang out.
The venue(s) need not be in DC, but there will be a lot of travel to DC, so preferably no more than about an hour away.
Whether you have a town/area or specific venue, all suggestions welcomed, and thanks in advance!
EDIT: I should probably mention hotels are not being considered.

I really don't think you're going to find what you're looking for. The greater DC area doesn't lend itself to condo-style vacation housing or large rented vacation homes, which seems to be what would best suit your needs. You might find something in one of the Maryland beach towns, but those are going to be farther away than what you're looking for.

Stay home. Don't be a super spreader event.
Other than hotels, motels, or bed and breakfasts, such a place is not likely to exist.
