In PA, do I need to setup security deposit accounts for my tenants?
I took on tenants and received a security deposit. I opened a separate savings account to hold the money in and give the interest to the tenants. Do I need to setup specific joint accounts or is this arrangement ok?
3 AnswersRenting & Real Estate1 decade agoMy tenants have reports a sketchy scenario where damage occurred. Am I responsible for repair?
My tenants have reported that a pipe under the sink had come loose and that water spilled onto the floor causing the floor tiles to come up. One even went under the cabinetry and is now out of reach. The loose pipe has been an issue of contention since it is a simple screw tightening setup that I've never had trouble with before. I've repeatedly driven to the house only to find that a simple tightening is all that is required. I'm under the belief the tenants are hitting it with something (stored under the sink) and causing it to come loose. During a visit two months ago I noticed loose tiles and recorded it in a repair journal, but assumed that since it wasn't reported that they must have caused the problem (college parties and what not). I had tenantively planned to repair the problem after they move out with the security deposit. The lease states reasonable care must be taken and that all repair requests must be made promptly to the landlord. This is at least two weeks late (by their own admission) and two months late by my own records. Without definitive proof of wrong doing am I responsible to repair something they probably did?
4 AnswersRenting & Real Estate1 decade agoHow do you find banks to give LLC loans for investment properties?
I would like to find some institutions that provide mortgage loans to an LLC but haven't been able to find any that don't require 40% down payments or something ridiculous like that. Is this the norm?
3 AnswersRenting & Real Estate1 decade agoI started a sole proprietor LLC a few weeks before 2009 and have no activity. Do I need to file a tax return?
I haven't done anything with it, just have the EIN. Do I need to include a schedule C if there is nothing to report?
3 AnswersUnited States1 decade agoI have a sole proprietor LLC but no activity. What software should I use for taxes?
I haven't done anything or claimed anything with it but believe I still need to file. What software is best?
2 AnswersUnited States1 decade agoI own a rental in another state than I live and work, do I need to file a return for that state?
I live and work in NJ but own a rental that did not make money on the year. It was unrented for half the year and should be profitable this year. Do I need to file a return in PA or just wait till next year when there is income to report?
1 AnswerUnited States1 decade agoOne of my co-workers routinely speaks negatively about a system I maintain, how do I get him to stop?
I maintain a modeling system that he uses. Most educated folks understand that a predictive model is only as good as the user, so often he'll make mistakes and then blame the results on the model. He routinely bashes the thing to management on calls and in meetings when his own error causes the oversight. I'd like to talk to him about this but can't figure out what to say. I'm usually straight forward but I can't come up with a scenario under which I don't look like I'm attacking or have been harboring this for a while.

I'd like to move my already existing Roth IRA account from one institution to another, Scottrade to Etrade for convenience. How do I do this?

2 AnswersPersonal Finance1 decade agoHow do you break up with someone because you aren't compatible sexually?
I've been dating this great girl for about a month. I like her a lot and most everything about her, but as the relationship has progressed, it is starting to become apparent that we might not be on the same page sexually. I'm by no means into crazy stuff, but there are a few things she won't do that I have done and greatly enjoy. I'm not sure if these things are deal breakers, but I've broken off relationships for less. If I decide I can't go forward with it, should I be honest and tell her about the acts or make something up?
1 AnswerSingles & Dating1 decade agoHow do you know when to go back to lifting after a rotator cuff injury?
I strained my rotator cuff about 4 months ago. I was raising my weight from 165 to 185 weight lifting and began experiencing issues when I hit my new weight, not enough to stop, but enough to mention it to the doctor. I took a month and a half off and worked in some strengthening exercises. I thought I'd start up again going very light weight for a week or two and slowly go back up. I'm feeling a bit of discomfort but it is so small I might be imagining it. Thoughts?

My tenants are leaving for two weeks over the holiday season and will be turning off the heat. How do I safely have them turn off the water and subsequently turn it back on when they return?
3 AnswersMaintenance & Repairs1 decade agoCan I buy and sell the stock of the company I work for?
I'm not an executive or anything like it, but I see the stock price everyday and have made some money buying and selling when I think the price is swinging too far from the point it should be.
5 AnswersInvesting1 decade agoI believe I hurt my rotator cuff weight lifting. What's the fix?
I feel a strain in my rear deltoid when I do exercises that engage my chest/upper body. It hadn't been too bad and I can still go full tilt, but I'm concerned so I've been laying off. I've started doing the rehibiliation exercises I've found online. Should I completely lay off? Can I begin going but at a reduced rate? I'm not sure what I can/can't do while I'm in this stage. Thoughts?
1 AnswerPain & Pain Management1 decade agoDealing with a friend and roommate in a business setting. He needs to do things for me and hasn't, what to do?
My roommate and friend works at the same company I do in a different department. We are of equal rank and started at the same time. A project I am working on for his supervisor requires his input from his area of responsibility. I asked him for it more than 2 months ago. He assured me that he would get the information (4 values that his predecessor took 2 weeks to get) when he spoke with the vendor at the end of the first month. That time-line moment has come and gone and I have repeated my request 1-per week since. His supervisor has been asking why this hasn't been moving forward and I've done everything I could to deflect blame from him, but at this point I feel its getting ridiculous. It is starting to impinge on my reputation and I'm not sure how to proceed. I certainly won't throw him under the bus, but at this point, being clear with the facts will make it seem that way. I live with the guy and we've been friends for 6 years. Thoughts?
4 AnswersFriends1 decade agoHow much do you think rent should go up this year in the NJ/PA area? Inflation was high, I thought 5%.?
I have a college rental in Eastern PA and my tenants have opted to stay for another year. I'm going to adjust the price because the market allows for it, but I wanted to know what was reasonable. To give an idea, my home has held value for the year and has not depreciated.
4 AnswersRenting & Real Estate1 decade agoHow do you deal with college student tenants when they want to stay another year?
I have a group of college tenants that just moved in this past June and their lease continues until June 2009. I own a house on a college campus. I usually begin looking for next year's tenants in September (most students lock in their living arrangements very early). This group has expressed interest in staying another year, and I wouldn't mind having them, but how do I get this in writing so that if they back out or whatnot I have them bound?
2 AnswersRenting & Real Estate1 decade agoHow long do you keep boxes of electronics?
I've accumulated a lot of "specialty" boxes for all the electronics in my life. I've got mp3, gps, computer, cell phone, components, and wireless device boxes for all the electronics I have and I generally try and keep them. I'm about to move and I'd like to get rid of them but I worry I may need them to send in or something like that. Any thoughts?
3 AnswersOther - Electronics1 decade agoDoes the 401k cap of ~15K$ include personal and business contributions or only personal?
I currently put enough of my salary into my 401K to hit the limit of ~15K$ (I think it is 15.5K (?) ). However, my employer also makes a match of the first 1.25% and also typically puts in close to 7K$ in stock through a profit sharing plan. How much can I legally put in if my total with company contributions comes out more to 20-25K than 15.5k?
