Can landlords here state an example of an "early termination clause" in your lease? I am currently putting together a lease and want to state this clause including penalties in case the tenant decides to terminate the lease before their contractual rental period. One ok example i found is below:

"If the tenant terminates the lease prior to the one year lease agreement or does not give 30 days notice prior to moving out, the tenant is responsible for rent owed for the remainder of the lease."

My lecturer and myself have different opinions on cashflow of a business. I did a one year cashflow analysis on an excel spreadsheet that was given to me for a business proposal. My cashflow was negative in the first few months and became positive by the 6th month. My business made a profit at the end of the year according to my Profit & Loss statement.

My lecturer told me that once a business is making negative cashflow, the business will go bankrupt or can't operate at all but i think that is for chronic cases. (See link below). Therefore, my lecturer is saying that i was bankrupt from the get go. I learnt that a startup business will have negative cashflow at times and even losses when starting up. This lecturer thinks i should be having a positive cashflow and profits from the get go. What do all think?

I record keep at the gym all the time but i have the tendency to leave my notebook around and twice i forgot it in the gym.

I would like to know if there are any "digital" record keepers for gym users? Something that i can clip on to my pocket or pants like those mp3 players, and i can type in plus edit my records?

I have an Intel Celeron M370 processor and i would like to upgrade to an Intel M770 or M780 processor. I currently use 2GB DDR PC3200 RAM chips which is the maximum and was recommended by crucial website. Digging around my Laptop, my current FSB speed is 400MHz. I would like to determine my maximum FSB speed to make sure the processor upgrade is worth it. I suspect 533MHZ maximum FSB Speed.

If my maximum is 400MHZ, i'll have to settle for the M765 OR M755. Help?

Hey everybody, Besides Audacity, is there any other software out there that can help remove or reduce background noise from an audio clip that I recorded using a phone in a club? I see that ticketmaster.com are the official ticket seller for wrestlemania. Has anybody tried any other sites such as Stubhub.com? Ticket prices might be more expensive at Stubhub or any other site? Hello there. I took a minor operation over a year ago and it left a 2 inch scar. The scar has healed but the scar itself is really hard to the point i hardly get any feeling when i touch or press it. 2 questions:

1.) Is there any skin softener i can take chiefly for surgey scars? and

2.) Something to restore some type of feeling in the scar area?

Hi there. I recently got hit on the driver side fender. There is a black box/unit located between the battery and the inner fender that has something to do with the air flow. Here is a picture and the box is on the right:

When you take off that box/unit, there is a smaller box. I would like to know the name of this smaller box since it got cracked in the accident. The name of the whole unit would be helpful.

Hi there. I would like to know what program i can use that changes color of objects... like i take a picture of a car or the wall of a room and i can change the color of the paint on the car or the wall of the room on the computer. I see many tv programs and websites use this idea so you can determine what color you would like before you buy.

Preferably freeware programs but i don't mind shareware programs.
