  • dog knee clicking post tplo?

    Our dog had tplo surgery 12 weeks ago. last week we noticed a clicking noise coming from her leg. The vet stated that there was no damage to the meniscus when doing surgery. has anyone experienced this? our dog is not liming and she is actually starting to improve along with sitting more proper.

  • Roofing Question?

    I just had a house inspected and the inspector pointed out that the gap between the header and roof decking was smaller than normally suggested. The attic ventilation uses a ridge vent and is located over the garage. I believe that the garage is cut off from the rest of the house. The gap was roughly 1/4" on one side and 1/2" on the other side. The roof is roughly 5 years old. The inspector did not see any water or moisture and there were no signs of mold.

    The vent installed over the house was done correctly and has the proper gap according to the inspector.

    I am wondering if this is something that I should be concerned about. There are other things on the house that I am looking into negotiating for and do not want to ask for too much.

    how much would it cost to have repaired if I were to call on it myself

  • Gap on ridge Vent?

    I just had a home inspected yesterday and the gap for the ridge vent inside of the garage attic was brought to my attention by the inspector. the gap to the ridge vent was estimated to be around 1/4 to 1/2". The inspector saw no signs of mold or mildew and I was wondering how big of a concern this is. The attic above the house was done correctly (around a 2" gap). the roof is roughly 5 years old.

    How much do you think this will cost to have repaired and would you be concerned?

    any input is greatly appreciated.

  • lpmi or pmi?

    I have 20% to put down on a home, however it would only leave me with around 8,000 as an emergency fund.

    I am looking into only putting 15% down and having the extra cash for emergencies/wedding. Would it be better for me to pay a pmi ($50)with a rate of 4.375 or a lpmi with a rate of 4.5. The price of the home is $260,000.

    Please let me know what would be the better option. We will also have to use some of the money for appliances and furniture .

  • lpmi, pmi or 20% down?

    I am currently in the process of purchasing a home and am unsure as to what I should proceed with. I have been given the following mortgage estimates based off the following.

    Lender A:

    20% down

    Interest rate (good faith estimate): 4.5%

    Total Payment: $1415 Including taxes and Insurance

    15% down

    Interest rate:4.5%

    PMI: $60

    Payment including PMI: $1545

    Lender B:

    20% down

    Interest rate (good faith estimate): 4.375%

    Total Payment: $1402

    15% down (LPMI I believe)

    Interest rate: 4.5%

    Total Payment: $1482

    I was originally planning on going in with the 20% down, however I was notified by a lender about a 15% offer with no PMI. I was going in with the extra to avoid the PMI, however, I am also trying to save for a wedding. If I went with the 20% I would only have a small emergency fund, the 15% would allow me to be more flexible with more cash in hand if needed for wedding expenses.

    Any advice would be greatly appreciated.

  • How many Mechanical Engineering Masters classes should I take at once?

    I am enrolled to start my ME masters degree this fall that is being paid for. I am wondering how many classes I should take in one semester while working full time (40-45 hrs per week). I am looking to concentrate in Heat Transfer and Fluid Mechanics. The two classes that I would be taking is Advanced Fluid Mechanics and Heat and Mass Transfer.

    Will these two classes be too difficult to complete while working full time?

    I am currently looking into grad school and am trying to decide whether or not to pursue and MBA or MEM degree. I most likely will be involved in a technical field for the rest of my career. I am wondering if a MEM will restrict me from some management positions in the automotive industry. I am looking to possibly pursue an MEM due to the decrease in cost and time when compared to an MBA.
