help with men - got myself into a situation?
Have been back with old boyfriend since he separated from his wife, but he lives away so don't see him much.
Then met up with a guy how works close to me and it got a bit heated.
They both know about each other... the one near my work is not bothered. The oe who lives far away is.
I like both, one is half the age of the other....fit, gorgeous, lovely.
want both but can't.
How to let them down?
Said to the near one today I couldn't see him and he looked so upset.
Other one has told me I have to stop seeing him, or we won't be together.
Never been in this situation before. I see the near one everyday...just by chance, if not planned.
Other one, can be over a month....
advice? I don't want to keep secrets, which is why I am where I am as I have been honest (99%)
but I'd like to see both....

My children are subject to a child protection / residency order.
My relationship with their father has always been volatile. he is extremely abusive - I have been in hospital on a number of occasions. He has lied in court about keeping up with contact set out in the court order.
However, the stress of this has caused me to cope by drinking, which I don't do anymore.
The judge has asked me to write a plan going forward of how I want things to be.
I've thought of adding in that I subscribe to a parenting class and self improvement - particularly self confidence as well as suggesting mediation in order to ease our troubled communications.
He does things like turn up unnanounced to pick the girls up when it's not his weekend - wchih causes disagreements as he refuses to believe he is wrong (even though he knows he is) and shouts at me... or puts his foot in my door.
I also want to say that I need more support from him, getting homework done (girls see him once every four weeks), having showers, lots of normal life things...
Does anyone have any positive suggestions I can include?
Courses? Self improvement? Alcohol course?

I have been awarded custody of the children with the children seeing their dad monthly.
The court want to see how this has been in practise- if it has worked out or not.
At that time the dad said he only wanted to see them but didn't want them to live with him and said more than once a month was too often.
The girls are happy seeing him every four weeks and longer over holidays if they want, but don't want to live with him and are happy at home (and school and with our friends)
Now, there has been a social services complaint against both of us, for having drink problems.
While I have previously drank wine in the evenings after children asleep, I have only drank wine on two occasions since end of last year.
The judge is a different one to before and he has asked for records of previous CAFCAS officer.
What is the court likely to do?

Social Services have had two referrals about being drinking. They now want to open a case report.
While I am ok for them to do that, as i do not drink, I am very concerned about what will happen.
I am a single mum with two older girls - I love them both and my job and think I do a really good job at being a mum. The house is clean, they are happy, well adjusted and listened to. They have friends both at school and out of school and have a good social life.
The incident where they received a report I was drunk was quite horrible - we'd gone out but had a run in with the organiser of the venue because I had brought food to cater for a child with special dietry needs and they refused to allow me to take it (they charge £5 for a bottle of water and £2 for a bag of crisps, so I guess they just want to have a contained market to make their money). I then argued my point (nicely) but they said we had to leave. I was rather upset but this was eleven in the morning and I certainly hadn't been drinking.
The three of us are suffering viral illness - with dizziness, nausea and headaches - as well as just recovering from viral conjunctivitis. It comes and goes in waves - one day we'll be fine and then it comes back...
It may be that I wasn't on my best form - admittedly.
We had one mum pick up the two other children and I took the others home where their parents were happy for them to stay for the night for a sleepover, which was a lot of fun.
Am I best going to the doctor to register my symptoms - I have already for the girls, but didn't as mine as re the same and the result - i.e. 'wait it out' would be the same. This way I can show the Social servant lady that I was unwell?
how else do I reassure her that we are fine?
She's been to my house and seemed happy enough - until this call came to her about what happened that morning.
She wants to see me in two weeks - as I am taking girls on holiday before then.
I have the feeling I shouldn't trust her and need to be prepared.

I have taken my tenant to court for repossession of my flat after four years. Part of this I have a court order for repayment of rent arrears. Now we are on the Check Out stage and I am trying to reclaim the deposit against this, their solicitor is saying that because I have separated the rental arrears by reclaiming them through court, I can't claim repayment of deposit against it and it needs to be paid to them, for them to use to offset any CCJ balance. Is this correct or are they pushing their luck? I'm worried.

Advice please.
I have moved out of the flat I rented for four years. I had informed the management agency of this and asked for a checkout to be carried out. It took them two weeks to respond to me, with a date.
I went to the flat in the meantime, as I still have the keys to collect post.
Someone has been inside the flat and the furniture has been changed and some small things are missing.
The company for the checkout called adn said I had to attend. I said it was not possible but they could get the keys form the management agency, who have always held a spare set. They said that they do not have keys and I have to return my set before they will do the checkout.
I'm concered that
1) someone has gained access while I still am officially the tenant.
2) it's taken them over two weeks to respond to my requests to hand the property back.
3) the furniture is changed and things are missing from this time.
I have extensive photos of the condition when I left and witnesses of the condition I left it in.
What can I do?

hello everyone,
I have moved out of my rented accomodation and want to put in a claim against my landlord for refusing to undertake any maintenance.
I have the original inventory which highlights the issues - staircase to the cellar not connected to the wall and dangerous, numerous issues with paint/ decoration, faulty lighting, kitchen worktop not sealed and swollen.
There are other issues which have materialised in the tenancy - water leak not addressed and kitchen floor sodden and rotting, pipework rusty and leaking, drain cover collapsed and is now 20cm under ground level - waas not able to allow children into the garden, rotting windowsills..... it goes on.
I have taken photos, which I intend to use in court; however I need to know if I can rely on my own photos or need to get a professional surveryor in to document the disrepair.
I spoke to a solicitor and he said I would need to cough up £1000 as initial cost, which might escalate to £5000.
I don't have that kind of money, but need to do this. I can pay a surveyor but just need to know if anyone has any experience I can take advantage of, please.
The landlord has raised rent to a completely unbelieveable level and is not in line with the condition of the property.
I've had no heating for three months as he was "unavailable to authorise replacement/ repair of teh boiler".
Will my photos stand up in court, or will they dismiss them and say they should have been taken by a third party?
I have witnesses to say they are valid.

I am looking to rent for a new job.
I own my own house and have money in the bank. Just temporary relocation.
I am self employed and my accountant has confirmed the turnover and pre-tax profits.
Is that enough now? Or do they want to see filed accounts? My current year is not complete (April 2013) and last year's are not yet due. Will the letter from accountant be enough? Otherwise they can't prove I have enough money. They don't ask about my bank accounts, so don't see that I have plenty of money.
I can offer to pay six months in advance, would that help convine the landlord to let me rent his flat?

I have had loads of issues with my landlord of three years. Structural issues not addressed, no repairs made - 3 months with no proper heating. His response to my requests to fix these things is eviction. I'm happy to move but the place I've found is after the court eviction hearing date. Are they likely to evict me the same day? or let me stay until the day I can move in to new place? New landlord understands the issues and is sympathetic.
I have young children and the whole thing has made me extremely stressed.
Willl I need to move out before the court hearing? or will I be able to appeal to the court to let me stay until my new place is available? I don't want to cause trouble or inconvenience, but I have to prioritise my children over a greedy landllord who just increases the rent and does nothong to repair the problems? He is a total nightmare and I feel trapped. I just couldn't find anywhere sooner and am not being awkward - just surviving.

I made my ex leave after he assaulted me. I didn't press charges as he agreed to go to therapy (and he is the father of my children). I let him live in one of my flats as a tenant, but he did not pay and said he need to claim benefit. I provided everything to help him sort himself out. He did not supply the details they requested and finally they closed his claim. I've asked him for the money as have had to evict him - no payment in a whole year. He refuses saying it's my fault. Should I take him to court?
My children are sick to the teeth of him but he insists they see him and threatens me with court for access rights. Sometimes, it's ok, and they're happy - usually when my cousin is there (they're friends) - they might go horse riding or swimming. It's like he can pretend to be a good person, but deep down his values are base and disputable.
One has nightmares about going there and I need to address this before she goes again - I don't yet know what happened last time. Currently the eldest is looking at secondary schools and he is arguing that she must go to him at the weekend and not visit the new schools, which is important to help her make a choice. Of course, I'm supporting her - this is a big decision for her as is her future and her education. He screams at me down the phone that I'm unreasonable. He doesn't listen or care about their feelings/ emotions/ needs.
I can't have him have any control anymore.
He has left me in so much debt as has stolen from me- even from the girls piggy banks.
Just don't know if I can deal with another fight, but he has lived in my place and paid nothing, causing me issues with council tax and mortgage arrears - I usually let it out to tenants but wanted to help him.
Jeez, sometimes patience wears out.
I don't get angry when I speak to him , but when I'm assertive he says I'm abusive and threatens to call the police, which he has done on a number of occasions. They helped me get away from him and have only ever been sympatheic and supportive.
Should i follow it up legally, or just write it off as a bad experience? It could pay for me and my girls to have things we need but do without. We're not wealthy, just getting by. It would be about £10,000.
but I'm scared that he would just do anything nasty he could think up - which I can't even imagine.

My ex refuses to make any payments towards debts we have ( Council Tax) from when we lived to gether. I suppose I was a bit stupid as gave him money to pay the bills which he spent on other things.
Only when I left him did I realise the extent of this. He's now refusing any responsibility but I want to clear the debts.
Probably a bit angry as I have two little girls to look after and he doesn't support them either, although he'll buy them bikes, watches, games, clothes, horse riding lessons etc - you know - and I am upset and struggling.

I have been living in London for years but since spitting up with my partner have had financial isssues and my current landlord has hiked up the rent (again) but refuses to do any work on the flat I live in. I have to get new accomodation but have bad credit so am stressed.
I have a house in Sussex i own and could move to, but would have to take the children to a new school. The commute to my job would be horrendous.
I'm not sure how to manage, am a bit daunted and don't have anyone to talk to.
Any thoughts?

I need to know what information a lettings agency will need and how they will perform a credit check? Will this be on the directors? That's fine, i just need to understand. One agency asked who the tenants would be but I couldn't answer as depends on who we take on as employees.

I need advice, please. I signed a six month renatl contract over three years ago. Since then, I've not signed anything but have been paying monthly. Every six months they've asked if I'd like to stay. The last time this was was in December - in effect taking me up to end of June. It's now end of July and last week, I got a call saying they were picking up my keys at the weekend, without any notice. My understanding is that as I am now one month into a new six months, that I have some rights. I'm happy to move, but would have thought that when the usual six months recycle was up in June that this would have been communicated then, rather than a month later. I'm now getting intimidating phone calls.
I'm rather worried as have young children, and need to know what my rights are.
I don't want to be difficult, but the usual wasy with us is to just renew without contract-signing. I think that because I'm in new six month cycle that they need to give me more ntice than a few days?

I received a letter today saying that at a tenant of mine from over two years ago was not entitled to claim benefits, which she did and the council made her rent payments directly to me. The letter says I could be criminally charged for this.
How on earth can this be? Surely she should be the one to be charged? I can see the logic in that I'm the recipient of the money, but how could I ever know about my tenant's circumstances? That was between her and the council, who decided she was entitled to benefits although she clearly lied to them.
Advice please?

first wife (who I'm now friends with due to shared children) left him as his drug habit was unacceptable to her.
When I met him, that was history, but his violence escalated to my fractured skull and numerous other broken things,
Now (after years of therapy) he sees the kids altogether (including his new one and the half sister he took on).
SO why is it, he gets a nice happy family with all the kids ( only at holidays) , does the holiday things but doesn't live up to his responsibilities? why's he got it all? nice house (I bought him, but that was for us), -----my girls have a second family I don't know, so how will I ever know them? I am very upset. I feel that if I wasn't here.... they don't seem to need me. They seem happier wihout me, i feel a bit like - what's the point. He's been awful, but gets the whole lot, it's like he's rewarded for beating me up

I've ented my flat for 2 years now. At the time, I was splitting up from my violent ex so had to take what there was available. I said there and then the rent is too high. It's furnished, but the TV doesn't work. I've asked for replacement but didn't get one. The heating is tempermental, the cellar has been flooded and they won't clean it.
How do I go about getting rent reduction - if I leave, he will have to do a redec, updatet the place.....
any advice?

I have an outstanding balance for Council Tax. This has been passed to the bailiff now. I called Equita but they said they didn't have access to the account anymore and couldn't tell me how much it was and wouldn't take payment. They said I had to deal with the bailiff directly.
I don't want a bailiff to come to my house. I certainly won't let one in.
How do I get this paid, without seeing him directly?
