I'm 27 years old. I own several rental properties, and have flipped over 20 homes. I have experience with remodeling, repairs, landlording, and landlord-tenant relationships. I have a bachelor degree in technology management, with a minor in aviation. I am also a licensed commercial pilot for SEL aircraft: Instrument rated, high performance and complex endorsed. In my spare time I like to travel (Hawaii being my favorite destination), or go spelunking or rock climbing if I have to stay a little closer to home. Any questions over any of these topics can be emailed to me, and I do my best to get back to everyone.

  • What songs are work safe?

I've been asked to compile a play list for a climbing gym. Ages range from 6 and up, mostly late teens early twenties. I need upbeat punk, pop, or alternative songs with minimal or no cuss words. Keep em coming! Answer with the most songs wins.

  • Are there criminal charges for writing a bad check?

A person wrote me a check for remodel work that I did, out of which I paid my employees. He put a stop order on the check almost a month later, and the bank took the funds out of my bank accounts. So now, in essence, I have PAID to do the work to his property, since all my employees have already been paid. Since this was an intentional act to defraud, are there criminal charges that can be filed? I have already filed in small claims court.

  • How bad for a child is moldy juice?

My three year old found an old sippy cup in her room and took a drink of some old cranberry-rasberry juice. When we took it away and dumped it out there was a bit of mold growing in it. Anything to worry about?

  • Is there a sealant for water pipes?

The main water line into one of my apartment buildings broke today, and we replaced it and screwed the new PVC into the old steel main. After about an hour, the smallest amount of water is seeping out of the joint even with the joint tape. Is it possible to use a sealent (caulk or something) on this without having to cut the PVC pipe out again and starting over?

  • Mortgage/commercial loan question?

A local rental company is liquidating, and I was curious what the best way to purchase multiple properties at the same time would be. In the past I have always purchased properties on individual mortgages, or multiple on land-contract. Is it possible to get one loan to cover multiple properties for purchase? For refinance? Would this have to be a commercial lender? Thanks for any help.

  • What good can come from a wrongful termination lawsuit?

Say another employee has a grudge and calls in a complaint (pretending to be a customer) against another employee of equal rank, but higher seniority and the company fires the employee with higher seniority. Will a lawsuit cover lost wages, or just return the job?

  • Water heater questions?

I have a fairly old (not exactly sure, maybe 10 years) electric water heater in an apartment. I'm quite sure that there has been little or no maintnance done previously.

The bottom element was bad, and we replaced it with a new one. Now, frequently, the T&P valve is releasing great quantities of water. Is this caused by the new element keeping the water hotter than previously? Do we just need to replace the T&P valve?

There also seems to be water coming from somewhere inside the metal casing. The insulation is wet between the upper and lower elements, but neither element is leaking. Ideas?

  • How to remove aluminum siding?

I'm in the process of removing a metal roof from a lower roof of a 2 story building. The metel bends and is nailed up under the old aluminum siding, and I was wondering if it is possible to remove say the bottom two rows of siding to work on the roof and then replace them?

I would prefer to be able to replace them with the same siding I take off instead of having to buy new ones. Any ideas?
