    I work at a hospital as a buyer/contractor. A sign has been damaged in a parking area and had to be fixed ASAP as it could be a safety hazard. I was meeting with the grounds supervisor and a sign vendor in the parking area and we were standing in between two drive lanes. Apparently this displeased an employee entering the parking area, she threw her hands in the air and yelled, "get the f*ck out of the way." at us as she drove by.

    So, my question is, do I report her? The reason I do want to report her is because I was angry and embarrassed about what happened, especially with my vendor there. What if a patient or visitor had been around? The reason I don't want to report it is the fact that everyone has bad days and says stuff they shouldn't. However, I swear like a sailor, but I know where and when it is appropriate.

    Anyway, what do you think?

  • Problems With Moving Out/Landlord?

    I just moved out of the apartment that I lived in for seven years. Upon moving my furniture I discoverd LOTS of mold on the carpets and walls. My entertainment center was ruined, as was an ottoman I had against the wall. There are long pitch black lines of mold where the entertainment center was. There was also a large stain from where I spilled something, and after moving my furniture and getting a good look, I didn't clean it as I should. My question is what is my responsibility? They will have to replace the carpet for the mold alone . . . which was due to a condition beyond my control, but they would probably want to replace the carpet due to the damage I caused as well. Would I just be charged for the depreciated amount of the carpet?

    The biggest problem is that my landlord asked if he could come in and begin remodeling the bathroom. I paid for the whole month so I told him I had cleaning to do, that I'd do the bathroom first and let him know when I was ready. Well I went over there tonight and he had already came in and ripped out the shower and moved some of my stuff!! I had a necklace with a 1/4 carat diamond pendant sitting on top of the rolling cart that I have all my bathroom stuff in. I can't find the pendant but the necklace is still there. I think it must of fell on the floor or something, but I cant find it anywhere, with all the broken up concrete and building materials around it could be anywhere or just simply gone. My landlord would NEVER take it, I'm sure its just missing.

    Most of all I feel terribly violated. I still have stuff there and cleaning I would have done before I was going to give him the okay to start work. I would have gladly allowed him to come in early, but I hadn't planned on getting back to clean until may day off on Thursday.

    I just don't really know what to do. I am not big on confrontation. My landlord IS a good person. However I did have a problem several years ago that some of my stuff got damaged due to a condition caused by him and didn't pay my rent for that month. He told me I was doing it because I was going on a trip and needed money; after I explained the situation he understood and apologized. I'm just concerned that if I bring any of this up he is going to say that I am trying to get out of the damage that is my responsibility. The sad thing is that I should be extremely mad that the pendant (which is the diamond from my late grandmothers engagement ring) is missing and I'm more worried about the conversation I'm going to have with him . . . grrrr!!!

    Any landlord advice out there? How should I approach this? I just want to say take my deposit for the carpet and be done with the entire thing. I just don't want to fight and move on to life in my new home, but the business side of me says I need to get these issues out in the open in case there are going to be more problems that aren't apparent yet.

  • High home appraisal, what are the positives and negatives?

    I'm a first-time home buyer. I know you want the property to appraise for the asking price or more. Is there ever such thing as too high of an appraisal when getting a mortgage? I'm doing a guaranteed USDA loan. I had to use one of their approved appraisers. My mortgage officer told me it was rare that a home is valued much more than the purchase price because the USDA likes the price to come in very near the purchase price.

    The appraisal was 25% over asking . . . Is the USDA going to take issue with this? I mean for my personal worth this is a great thing, but I'm worried they aren't going to like the appraisal.

    Also, would this be considered instant equity? Ideally I'd like to take out an equity loan that is about 5% of the appraised value of the home to pay off unsecured credit. My mortgage broker said no way, but that was before the high appraisal.

  • Any advice on making a counter offer?

    I put in an offer on a home. The seller countered with a price that I'm not willing to pay. I feel that my initial offer was incredibly reasonable. The house is only partially remodeled and it will take a couple thousand dollars and a lot of hard work to get it to the condition I'd like it.

    The house was listed at 74,900. I offered 65,000 with 3,000 back at closing. He countered with 71,000, 3,000 back at closing. So where do I go from here. My absolute maximum is 67,000 with 3,000 back at closing.

    The comps in the area have extras like a second bathroom, garages, comeplete updates and no fixer-upper rooms that make their value higher.

  • What's the chance that someone will make an offer on the home I want during this holiday week?

    The bank said I can put in an offer on a home. There are two contingencies on my financing: pay off one credit card and a medical bill. I can pay these right away . . . but I will be short on cash for my home inspection and earnest money to go with my offer.

    I could put the inspection on a credit card, but I feel that would kind of defeat the purpose of paying off my other credit card. I could also make a low deposit on my offer, or none at all. Or I can wait until my January 14th payday and avoid all these issues.

    I am of course worried that another offer could be accepted in the meanwhile. The house has been on the market for months and has had two price reductions. This is a college town and affordable homes with updates like this one have are few and far between. I just don't know what I should do . . .

    My brother and SIL are short on cash. My brother only gets insurance part of the year for a seasonal job and had to get COBRA continuation because my neice had surgery that required 3 months of physical therapy.

    We usually exchange $15-$20 gifts. I thought I'd just tell SIL not to buy me anything. How should I tell her that a gift isn't necessary?

  • My co-worker said something rude and insulting, what should I do?

    I work at a hospital. I am not an RN and only RN's are union at our hospital. Our RN's are on the verge of strike. If they strike non-essential surgery and procedures will be canceled. While discussing the strike between a few RN and non-RN employees. I mentioned that I would be losing a lot of work and will potentially be laid-off during the strike and that I really hoped it didn't come down to a strike.

    One of my less than tactful RN's said to me, "well if you don't like it why don't you go back to school and get a job." What does being concerned about losing income during a strike have to do with going to school? I already have a degree, I'm just not working in the field I studied because of the economy, I mean isnt that enough of a slap in the face? I'm already doing a job for a half or a third as much as I should be making with my degree. I was just expressing how the strike would affect me, I wasn't saying anyone was right or wrong in the matter. The comment was spoken to me in a derogatory manner, I was not being overly sensitive. This individual has made similar comments before, but at that time my livelyhood wasn't on the line so it didn't cut as deep.

    I am totally pissed off. Yeah, I know I should just chalk it up to a comment from a miserable person who doesn't garner much respect from co-workers. However it was just so tactless, I'm a single person and I will very likely have my income slashed or totally wipe out if there is a strike. I mean some compassion could be shown. Maybe she could have said "yeah that would be awful; I hope it doesn't come to that."

    Should I confront her and tell her that her comments were rude and hurtful?

  • What to charge for web-site design and maintenance?

    I do little publishing and web jobs out of my home. Most of it is volunteer work for non-profits. I've never charged for a web-site. I agreed to do a small site as a favor to a friend of a co-worker.

    It would be really simple. I'd just used page templates, they are aware that this is what I plan to do. There will be only a few pages, photo gallery and a quarterly newsletter. I don't know what type of organization this is for, but from knowing the person it is for I'm assuming its something athletic, so I'm wondering if there will be the need to update scores or times at some frequency.

    I want to go into my meeting with some idea of pricing guideline. How much for initial set-up? How many updates should I include or should I charge for updates each time or include it in a package?

    I'm not looking for big bucks, like I said it's simple. I'm not a professional but I do good, clean looking work and I'm easy-going with changes. I just want to be compenstated for my time. Would $250 for initial set-up be resonable and $50 for each newsletter update? The hosting fees and domain purchase would come out of that. I was thinking $20/hr for any other updates with a minimum of 1 hour charge.

  • Why do I feel guilty when I buy myself something?

    I live in a bitter cold climate, I've lost 50lbs and needed a new winter jacket. I don't have a lot of money but certainly enough to get by. I wrestled and wrestled with paying $60 for a suitable winter jacket. It made me feel guilty spending that money when I could have just done some nips and tucks on my old jacket and made it work.

    Here I am shopping for my boyfriend for Christmas and I've got a $50 robe in the cart and I'm thinking jeez I'm about to drop $50 like nothing on him and I tortured myself for 2 weeks about spending $60 on a desperately needed winter coat. What is wrong with this picture?

  • My bf can't make up his mind to buy. Is it okay that I am pushing him along?

    My boyfriend of 5 years has a steady job, ample savings, outstanding credit rating and plenty tucked away for retirement. He has rented a house from his employer for the last 7 years. Houses are going for 20-25% less than they were a couple years ago. He's qualified for a USDA Rural Devolpment loan at 5%.

    We found a great house, great price; we know the seller HAS to sell/close by November 30th or they will go into forclosure on two properties. We also have to close by November 30th to get the 1st time buyer credit. To make this happen we need to put in an offer today or tomorrow. He will literallly not make a decision to save his life! He's a diabetic and I have to make appointments for him to go to the doctor. I have to make appointments for service on his truck. I made the appointment at the bank to get pre-qualified. He will not give the real estate agent the go ahead on this house. He is going to loose out on so much. He understands the consequences of not putting in an offer, but he just can't make up his mind.

    I took matters into my own hands and set up an appointment with our realator today. I told him we needed a decision by 5 p.m when we meet with her. Is it okay that I did this, or am I stepping out of line?

    I just don't want us to look back down the road and say should of, could of, would of especially with tens of thousands of dollars of gauranteed savings. He was raised in a household where he never had to make decisions and was always protected. He's an intelligent man but somewhat childish when it comes to matters such as these. I'm willing to work with him and exercise patience when need be. I also don't want him to look back and say, you forced me to do this.

  • What should I do if a medication was improperly administered in the hospital?

    I was hospitalized 2 months ago and was given an injection. I have had this injection before and it's effects are supposed to last 3 months or more. It is now 2 months out, and the drug is no longer effective.

    I'm positive this medication was not administered properly. The medication comes in a package, syringe, medication, dilutant and needle. They brought it to my bedside in a hospital provided syringe with a needle that looked way too short and not a large enough gage. I specifically asked that the medication be rechecked and that they checked the needle length and gage again. They told me it was fine and I reluctantly let them administer the shot.

    Things get slightly more complicated. I happen to work on the floor where I was admitted and my boss was supervising the nursing student that administered the shot! This is a very expensive injection and I can't afford to get another one a month early. What in the heck do I do?

  • Is this considered a "legal" bedroom?

    We looked at a FSBO home this weekend. It was advertised 3 bedroom 2 bath with 4th nonconforming basement bedroom. The bathroom only have a shower, that's only .5 bath right? The other bathroom was just a toilet and shower too. She goes to show us the "master bedroom" and much to my surprise one of the other bedrooms was just off of the master, the doorway to the other "bedroom" was just cut out of the wall, no door. This is not a legal bedroom is it?

    There is no way to fix this easily. The bathroom was made larger to accommodate the needs of the previous owner and it got rid of the doorway to the 3rd bedroom. All the rooms are incredibly small so it doesn't bother us terribly that this bedroom is truly one big room. However, our problem is with the price. The price is too high for a 3 bed 2 bath. We'd really like the house if the seller decided to call a spade a spade and sell it at a price that is according to the actual attributes of the home.

    So, how do we handle a potential offer? I do want to make it clear that we aren't trying to be insulting, that we are willing to pay a fair price for the home as it is, not as it's advertised or imagined. We are really worried about trying to sell this home down the road and being stuck because it's only a 2 bedroom. Any advice?

  • My landlord is keeping me from sleeping with construction noise, what can I do?

    I live in a downstairs duplex, my landlord lives upstairs. Earlier this summer they told me that they would be having a new roof and siding put on. I work a mixture of afternoons and midnights and usually sleep until 1p in the afternoon so this obviously would affect my sleep. I don't deny my landlord the right to make needed repairs to his property, however it has been going on far too long! The contractors took about 2-3 days to put on the roof, Apparently my landlord is doing the siding himself. This project has been going on for 3 weeks now and not even half the siding is up. He works for about an hour, then takes an hour or two off. This goes on all day from 7 in the morning until 6 pm at night. I'm seriously getting sick of it. I've barely gotten any sleep for the last three weeks. Like I said, I understand that repairs need to be needed, and that it's going to be noisy, but I seriously need a reprieve. What can I do? Like I said, the work is barely done, at this rate it will be another month until they are done, and this is truly unacceptable. What remedy can i ask for?

    My 10 year reunion is at a local brewpub. It is a very casual place. I also went to school in an area where things were incredibly casual and nobody's too trendy, you know small town. I don't know what I'm going to be comfortable in.
