My direct supervisor is on leave, so I'm reporting to someone else. Our policy is that a letter of resignation should be submitted to the direct supervisor. I'll submit the letter to the person to whom I currently report, but how do I handle informing my true supervisor. He is not unreachable, but I don't think it's appropriate to call him while he's on leave. I thought an email might suffice, but I'm not sure. He'll not be back from leave until after I'm gone. What's the most respectful way to handle this?

When we first saw the sales disclosure, the seller indicated that the plumbing had no defects. Upon inspection, we learned that the pipes leading to one shower had been cut and the water was turned off. This is because there had been a leak and the floor under the shower rotted as a result. Secondly, the seller indicated that he was not aware of any damage due to termites. The inspection yielded damage in more than one place. We've yet to determine the significance of the damage, but the seller knew it was there, because he's the one who discovered it and, ultimately, placed the house under contract with a pest control company. Now I'm wondering what my options are, because I'm ready to walk away, but I know he'll try to keep my earnest money. Shouldn't he be responsible? By the way, his agent is my agent. She's obviously on his side, so she's of no use to me.

I feel I was initially misinformed about getting my earnest money back after an inspection. Tonight, the buyer's agent says I would only get the earnest money back if the inspection yields problems that would cause harm to occupants of the house. The seller has $900 available to fix any problems. What I'm thinking is that's NOT a whole lot to have available. I'd rather tell him to keep his $900 and take that off the purchase price so I don't have to finance that money. This is the same reason I'm paying closing. I'd rather pay for it upfront than finance it for 30 years and pay ridiculous amounts of interest. I feel a little misled at this point and I'd like someone to shed some light on this. The buyer's agent, even when questioned at length, did a terribly poor job with her explanation. Please help!

I am interested in making an offer on a home. The home has been on the market for one year and the seller is asking $169,000. This is $20,000 less than the original price. There is some work I'll want to do before I'll even move in -- approximately $5000 worth and I've learned the house will need a new roof in about 5 years. I intend to make an offer on the home for $153,000 and I'll pay closing (approximately $3000). This is my first experience buying a home and I'm a bit nervous about the offer. Any professional or otherwise intelligent advice is appreciated. Thank you.
