  • Can a lease which has been renewed 10 months early be "unrenewed"?

    My daughter is 19 and in College. I had to co-sign to get her into an apartment. She is 2 months into her 1 year lease. The apartment manager called my daughter and offered her a discounted rate for a second year if she came in and renewed early...10 months early. My daughter went in to the office thinking she was doing something smart; however, was then told they could not renew for a discounted rate, but she should still renew for another year because she could at least keep the same rate, otherwise the rate will go up. She signed. I never did. They say they only need her signature and there is nothing I can do. Even if they do not need my signature, it sure seems like a renewal that does not start until 10 months in the future could be voided. My daughter was mislead and lied to...am I stuck for another year?

  • To staple, or not to staple, that is the question (federal tax return)?

    Simple question, I'm old fashioned and still mail my federal tax return. For years I thought the rule of thumb was not to staple the pages together, so I never did. I just came across something that says TO STAPLE the pages together. So which is it? Thanks

  • How to withhold funds for federal tax at real estate closing ?

    I have some land I decided last minute to sell this year...closing is Monday. I have held the land for 15 years. I have not sent estimated taxes to the IRS this year to cover any of the associated capital gain. I asked the title company if they are able to withhold funds for that, and they told me they don't do that. Huh? I live in Texas (in case that matters). How do I cover myself so the IRS does not penalize me later?

  • Discovered large termites coming out of ground at base of large old oak tree?

    Just discovered very large termites coming out of ground at base (in multiple spots) of a very large old oak tree, Tree seems normal and healthy. Not initially sure what they were, so I mixed some demon WP and sprayed. That brought them out by large numbers scurrying up and out, up the tree, across the ground. This tree is about 50' from my home (home is 3 years old),

    I live in Freestone Co. TX in a subdivision. In this area there are many subdivisions, and it is commonplace for owners of multiple lots to combine lots via survey and replat. In my case, my HOA refuses to recognize such a combination since they want to keep receiving the multiple dues for multiple lots. One of the lots is unbuildable, and even if combined, the resulting lot is still smaller than other existing lots within the subdivision. Each lot's owner pays the same dues. In my case I pay 3 dues. In the 25 year history of the subdivision, my 3 lots have had different owners...about 6 or 7. Never has any one of these 3 lots been owned separately, always the same owner for all 3 lots...they work together, but not separate. I would like them to recognize my property as 1 lot once I go through the process to survey and replat them.

  • Question about "additional child tax credit"?

    I'm unclear on this. If the "normal" child tax credit is taken for one child, then it would reduce the income tax owed by $1000. I owe no income tax, but have a little (<$1000) of self-employment tax I would owe.

    It appears that if the child tax credit is not taken "normally", then it could be used in the "additional child tax credit" category to reduce the amount of self-employment tax owed. Is this correct?

  • Lennox Condensor Fan Blade Noise?

    I have a Lennox HVAC system. The condenser fan blade on the outside unit recently

    became VERY noisy. Upon inspection, I see that the blade itself spins/slips easily around the

    mount which simply screws on the shaft. While tightened to the shaft, the blade still spins

    easily around even if the shaft and mounting piece are not. The noise is the scraping sound.

    Is the blade supposed to have some slip in it, or is it rigidly mounted to the shaft?

  • Can a propane fireplace be damaged by using natural gas, if only done a few times?

    I'm a builder, and ordered a propane fireplace (logset) insert. Before mine was installed, the FP company phoned and said I had received a natural gas version. Today they came out and replaced mine with a propane version, problem is, the unit looks slightly used. I was told that it had been tested. I let them install it. In hindsight, I have concluded that they had sent my propane unit to a house with natrual gas, where it was installed and setup. Then they discovered their error. Now I have that unit...I do not know enough about the valves, etc..., but I am concerned that this propane unit may have been damaged by attempting to burn it with natural gas, at least once.

    Of course, I can just say bring me a new one...just curious if anyone knows details.

  • What is the proper course of action against a false property lien?

    I received a letter claiming that money was owed on an invoice for concrete work. The invoice was from a large concrete company. I had hired this company at some point in the distant past (1+ years ago, paid in full). I phoned them, and they explained it was a mistake and to ignore.

    I saved the papers, now 1 month (or more) later, I receive a new letter titled "affidavit claiming a lien". It also includes a new invoice for filing fees.

    The invoice in question has nothing to do with me or my property, the dates and materials on the invoice are for some other property/job/time unrelated to me at any level. The company even acknowledges this.

    I just got off of the phone with them again this morning, once again they say they will get it cleared up.

    Is there any legal action I can take, i.e., punitive damages. If their accounting is so messed up, then there should be some consequence, not to mention just getting it officially corrected.

  • 2008 Toyota Tundra starter problems?

    I have a 2008 Toyota Tundra with 22k miles. Recently, it will start right up and then

    quit within 1 second...almost like I have no gas, but I have gas. Next crank, the engine

    will crank continuously, even if I release my hand from the key, it still keeps cranking.

    Then I turn the key back, and this all repeats 3 or 4 times...then usually it will start

    normally, and do well for a week or so, then problem comes back. I bought the truck new

    in Oct 2008, so it should still be under warranty...I just need some ammo when I take it in.

    Probably won't happen in Toyota's presence.

  • Why does a new doorbell with a diode work for minutes, then the diode overheats and it quits working?

    I have tried 2 new doorbell buttons. I actually have 2 identical transformers, and have tried

    each of them. This is a new construction home wired by a master electrician, so I assume

    the wiring to and from the transformer, chime, and button are correct.

    The diode came with the chime.

    I can disconnect the button, let it cool, reattach it and it works for about 5 minutes before

    it gets too hot again. The chime actually came with 2 diodes...I assumed 1 was an extra?

    I have tried each of the diodes as well. Last scond thought...do I use 2 diodes?
